Job Description:

JOB PERFORMANCE STANDARD – Internal Auditor 


 SKILLS, KNOWLEDGE AND PERSONAL CHARACTERISTICS: The following attributes are desirable for job success: detail oriented with exceptional analytical skills, attention to detail, objectivity, discretion and strong Excel skills.  The successful Internal Auditor should be self-motivated with an ability to work in a fast-paced, deadline-driven environment.  


ESSENTIAL FUNCTIONS: 


Responsibilities include but are not limited to:


• Be an expert on HRP policies, procedures and operational protocol.  


• Evaluate associate or property compliance with internal controls, policies, procedures and regulations to protect company assets.


• Audit systems, accounts, and business functions to identify incidents or trends of non-compliance, as well as properties/regions that are outperforming expectations or norms.


• Complete audits remotely or in person, as needed or requested by HRP leadership.  


• Utilize existing audit tools (workbooks/audit questionnaires), propose improvements to existing tools and/or create new tools to maximize efficiency in the audit process. 


• Develop detailed reports on each audit conducted. Reports should include a review of findings, recommendations to correct any deficiencies and methods for improvement to processes. 


• Communicate findings by presenting the detailed reports to HRP leadership, as assigned.


• Follow up on noted deficiencies, and report progress level to HRP leadership, as assigned.  


• Maintain professional and technical knowledge by attending educational workshops, reviewing professional publications, establishing personal networks and participating in industry associations.  


• Complete all required and assigned training.  


• Be proficient with Yardi and RedIQ software.

*Applications and Lease documents         *Market Rent Schedules 


*Rents/Fees/Deposits charged, collected and refunded *Licenses & Permits


*Prepaid and Delinquent accounts                 *Collections Accounts


*Screening Results vs Security Deposits *Dashboard Alerts


*Approved Renewal Rate compliance          *Demographics Reports


*Move Outs – Early Terminations                 *Utilities / Charge Backs


*Pending Work Orders               *Make Ready Status and Invoicing


 


• Any responsibility assigned by Supervisor, VP or President.


FLSA STATUS: Exempt


PHYSICAL DEMANDS: Must be able to perform the physical functions of the position, which may include but are not limited to: Must be able to see, hear, talk, sit, stand, walk, reach, climb, stoop, kneel and crouch. 


COMMUNICATION: Must be able to communicate effectively both verbally and in written form with President, Vice President, Regional Managers, corporate team members, and external vendors.


DISCRETION / CONFIDENTIALITY:  Exercise discretion and maintain confidentiality in carrying out responsibilities; approach and resolve sensitive situations using tact and diplomacy.


INITIATIVE:  Take initiative in problem-solving and to ensure matters requiring attention are managed appropriately.


EXPERIENCE:  Advanced skills in Microsoft Excel are essential. 


EDUCATION: Bachelor’s Degree or equivalent work experience is preferred. 


TRAVEL: Travel to property locations for on site audits as required.


PRE-EMPLOYMENT TESTING: Drug testing and background screening. Successfully complete pre-employment psychological and basic skills exam, including interest patterns. 


LANGUAGE SKILLS:  Ability to read, write and verbally communicate in English.


REASONING ABILITY:  Has the ability to apply common sense understanding to carry out detailed written or oral instructions.


MATHEMATICAL SKILLS:  Intermediate knowledge of mathematics required. Ability to apply mathematical concepts to practical situations. Ability to calculate interest, fractions, percentages, and ratios.


COMPUTER SKILLS:  Microsoft Word, Microsoft Outlook, Microsoft Excel. Yardi Voyager knowledge preferred.
