Position Description:

As a Project Manager you will be TCB's point person for projects in regional markets in New York, working collaboratively with other TCB staff. You will be responsible for the day-to-day progression of all aspects of the development process, including due diligence, entitlements, regulatory approvals, financing, design, construction, and leasing, delivering quality projects on schedule and within budget. We seek candidates with the demonstrated ability to:

Essential Functions:



  • Prospecting for projects within target area and preparing RFQ/RFP responses, conveying TCB's ideas effectively to potential clients.

  • Project initiation (creating and implementing workplans for site analysis and selection, financial feasibility, budget, schedule, and securing community and political support).

  • Project determination (developing financial structure, project pro forma, cost estimates, and carrying out due diligence).

  • Creating and maintaining financial models, projections and schedules; leading the process of financial structuring, assembly, and funding application submission.

  • Working with TCB's Finance staff to secure equity, debt and public resources; representing TCB with local and state funders; managing the closing process.

  • Leading the project design process (selecting and managing architect, overseeing development of plans and specs, coordinating the design/entitlement/permitting process with project team members; securing public approvals, including zoning).

  • Coordinating with TCB staff from other departments (e.g., Construction Management, Finance, Accounting, Legal, Property Management, Community Life) throughout the project.

  • Representing TCB at public and community meetings.


Key Skills & Abilities Sought:



  • A passion for real estate development

  • Strong financial and analytical skills

  • Strong verbal and written communication skills, including ability to present to audiences that are racially, ethnically and socioeconomically diverse

  • Ability to multi-task, handling multiple projects at once and consistently meeting deadlines

  • Advanced skills with Microsoft Office, Excel and Project (Adobe skills a plus)



Experience & Education:



  • At least 3-5 years of experience in the following areas:

    • Residential real estate development, including management of a development team

    • Transaction structuring, developing budgets, preparing financing applications, and securing and closing on public/private financing

    • Real estate regulatory issues



  • Some experience with affordable housing development

  • Experience with housing transactions using tax credits and similar gap financing instruments in the state of NY a plus
