The Default Lead is primarily responsible for assisting in the coordinating and monitoring the workflow of the Bankruptcy and Foreclosure departments. This position provides input and suggestions to manager concerning process improvements and implementing change to policies and procedures; acts as a liaison with corporate counsel to monitor litigated matters; and provides the first level of problem solving and training in complex bankruptcy and foreclosure cases. The Default Lead receives escalated phone calls from attorneys and handles customer disputes. This position ensures that bankruptcy law is followed in each district for each state as well as the investor and insurer requirements ensuring the Foreclosure action is processed in accordance as applicable for each state. This role also assists in the interview process and provides input for employees' reviews as well as provides support to management in training staff.
PRINCIPAL DUTIES AND RESPONSIBILITIES

- Assists with the oversight of the Bankruptcy and Foreclosure files to ensure each is are completed timely; monitors timeline reporting to ensure diligence during the bankruptcy and foreclosure processes; responds to audits by investors and insurers; monitors monthly reports and ensures accurate and timely reporting to all investors and insurers; assists in providing reports for upper management as necessary.
- Works directly with the Supervisor to oversee daily activity of staff; ensures deadlines are met; determines work priorities; provides guidance to staff as needed; recommends changes to improve efficiency; Ensures all bankruptcy and foreclosure reporting requirements are met for investors, researches and resolves complex problems; assists with special projects and audits; reviews bids and affidavits. Identifies, develops, and recommends revision of policies and operating procedures, and new programs.
- Monitors the most complex bankruptcy cases which include multiple filings, cram downs and third party filers in title. Manages all contested cases and reports risk and cost to management for evaluation/strategy.
- Provides oversight of litigated mortgage cases filed against the Bank. Monitors progress of all such loans and reports risk and cost to management for evaluation/strategy.
- Provides ongoing training, motivation and assistance to Bankruptcy and Foreclosure team including implementation changes and/or requirements from all investors.
- Assists with the due diligence assessment for new and existing attorney firms, submission of application to Fannie Mae and Freddie Mac for new firms and/or firm changes, coordinates the execution of the Attorney Engagement Agreement, assists with conducting annual attorney certifications, maintaining the Master Attorney List.

KNOWLEDGE, SKILLS and ABILITIES:
- Advanced knowledge of legal documentation, terminology and procedural steps involved in all mortgage default legal matters to include foreclosure
- Advanced knowledge of bankruptcy laws for Chapters 7, 11, 12 and 13
- Advanced knowledge of FHA, VA, conventional, FHLMC, FNMA and private investor guidelines regarding foreclosure, bankruptcy and loss mitigation guidelines
- Thorough knowledge of credit reporting for bankruptcy's
- Thorough knowledge of investor and insurer's guidelines including FNMA, FHLMC, FHA, VA, and RHS
- Thorough knowledge of mortgage loan documents and state foreclosure law
- Excellent knowledge of PC
- Excellent interpersonal, oral and written communication skills
- Excellent leadership skills
This level of knowledge is normally acquired through completion of a Bachelor's Degree and 2-4 years of experience in mortgage servicing or default services or 5 - 8 years related work experience.
