BASIC PURPOSE:
Responsible for understanding the compliance requirements of assigned properties including all Lease Ups and ensuring that each applicant file is in proper condition prior to move-in. Also responsible for developing and maintaining positive relationships with all site staff and providing timely turnaround of all files received.

ESSENTIAL FUNCTIONS:


  • Works directly with residents and site staff to obtain necessary documentation and clarifications to prove program eligibility each year and in some cases, works directly with sources to obtain appropriate documentation.

  • Assists Compliance Senior Analyst in gathering corrections and resolving report discrepancies as requested including Lease Up properties.

  • Responsible for the review, income calculation, and verification of all recertifications based on LIHTC criteria during residency, including Lease Up Properties.

  • Responsible for the initial review and Checklist submission to new households applying via Café for Lease Up Properties.

  • Work with Operation Leaders during Lease Up to ensure timely approvals for files that go into Reg Review.

  • Meet with Senior Leadership on goals and expectations for Move-ins based on CO’s that are completed for each building during Lease Up.

  • Catalog applicant documentation and save it to the Compliance Server for proper record keeping.

Pay for this position is commensurate with experience of candidate.

Knowledge and Experience


  • High school diploma or GED equivalent required.

  • Knowledge of state specific requirements for assigned states.

  • Must become familiar with Concord Management policies and procedures relating to both operations and compliance.

  • Intermediate knowledge of computer programs including, but not limited to MS Word, Excel, Outlook, and Property Management Software.

  • Must possess a positive attitude, excellent verbal, written and interpersonal skills and develop positive working relationships with both internal and external team members.

  • Must have the ability to work well in a fast paced environment, resolve conflicts, be proactive, work independently and follow tasks through to completion.

  • Duties also require attention to detail and the ability to analyze complex data.

  • One year of experience with determining Housing Credit Program applicant eligibility is preferred.

  • Experience with detail-oriented work such as property management (including leasing), banking, accounting or other affordable housing programs is also preferred.

  • Ability to speak, read and write English for safety and productivity reasons.
