Job Description:

POSITION SUMMARY: Under general direction, inspects, monitors and repairs the many and various systems, utilities and equipment of the main hospital and all other building of Massachusetts Eye and Ear; shift may vary from normal, i.e. M-F, 9:30 am - 6:00 pm. ESSENTIAL FUNCTIONS: 1. Performs a variety of minor repair functions as may be required to maintain the heating and cooling systems, medical air system, house water and fire pumps, fire alarm system etc of all the Hospitals buildings. Performs the necessary rounds/checks to maintain all the hospital buildings, its patients and employees in a safe and comfortable environment. Operates and monitors the processed waste treatment equipment, including response to alarms, summons emergency response crew, and makes required MWRA notifications. 2. Inspects hot and cold water pumps, motors, chillers, air handling and ventilation equipment on a routine basis to insure proper working order. Takes steps to correct problems and seeks support to prevent problems from creating a negative impact on business operations. 3. Works with controls to adjust the heating and cooling systems depending on the season to keep all hospital buildings at a comfortable temperature and to protect damage to buildings and systems. 4. Evaluates and repairs any problems with the above mentioned equipment or refers the problem to the appropriate people to maintain the heating and cooling systems within all hospital buildings. 5. Trouble shoots problems with equipment on all floors of all hospital buildings to assess the nature of the problem, the urgency for the user, and instigates an appropriate response. 6. Maintains communication links with the Security Staff and Information Coordinator/Operator to ensure rapid response to emergent problems. This shall be accomplished by carrying and operating a two-way radios and operating the pager system. Additionally must ensure that emergency manuals remain at the 800 Huntington Avenue Facilities Department office and are familiar with emergency response procedures to ensure the timely response of staff to prevent losses. 7. Checks all elevators to insure proper working order, recording all problems in a log and initiating service calls when appropriate. 8. Evaluates and repairs problems on the patient floors which include, but are not limited to: broken beds, water problems, light problems, console and bathroom problems to assist the comfort of the patients. 9. Checks and fixes the main doors for safety of patients, visitors and employees. 10. Checks and updates fire extinguishers; changes nitrous tanks and oxygen tanks on various floors in the hospital for safe and proper functioning of these materials. 11. Demonstrates the knowledge and skills necessary to provide services in areas where patients and visitors reside who are of various ages and developmental skills. Recognizes the need to assess patient conditions either directly or with the assistance of patient care professionals, which may prove to create anxiety or pose a risk and therefore, modify activities to reduce stress for the patient, visitor and staff. As an example, a patient in restraints usually poses a risk to his/herself or to others. The employee would seek advice regarding entry into the area, the risks posed, the controls necessary and alternatives for providing services.



Qualifications

MINIMUM EDUCATION AND EXPERIENCE: High school or vocational school diploma or equivalent. One to two years similar experience desired. Mechanical aptitude and basic knowledge of plumbing, electrical, HVAC and carpentry.
