POSITION RESPONSIBILITIES AND DUTIES:


  • Source, prequalify, position and close Account and project opportunities that benefit the Dallas, TX office within the commercial, industrial, mission critical or science & technology / advanced technology sectors.

  • Source, prequalify, position and close Account and project opportunities that benefit Swinerton's offices and lines of businesses nationally with in the same sectors.

  • Establish senior and executive level relationships with the major RE firms, the Dallas Commercial / Corporate Real Estate sector, and the greater Dallas business community.

  • Single point of responsibility and overall client satisfaction of assigned Accounts, across multiple regions and portfolio of project sizes and types.

  • Negotiate favorable master terms and conditions applicable to all projects, ensure recap of contract highlights in prepared and distributed to project teams.

  • Ensure Account compliance and prequalification mandates and reporting are met and submitted timely.

  • Partner with local and regional office leadership on business development, project execution and delivery.

  • Lead and work with multiple local project teams within Swinerton's office network to ensure consistent project delivery. Assist in sourcing, capturing, negotiating and awarding of specific pursuits. Ensure best practices and learnings are shared across teams.

  • Work with Clients and local project teams during preconstruction, construction and closeout phases to ensure excellence in project delivery.

  • Implement internal controls to ensure client requirements, standards and documentation are applied consistently across projects and programs.

  • Review and approve project initiation including estimates and quotations, procurement, schedule, field operations, quality control, safety and logistics.

  • Review and approve monthly project status reports including buy-out status, cost control, schedule updates, change order negotiations, etc.

  • Ensure timely and seamless project turnover, including financial and administrative closeout.

  • Ensure positive cash flow, timely progress and final payments.

  • Periodic client relationship and jobsite visits to review status and report progress.

  • Regular travel across the continental United States is required.

MINIMUM SKILLS OR EXPERIENCE REQUIREMENTS:


  • Engineering, Construction Management degree, or equivalent experience. This is not a traditional or pure Business Development role, and direct / operational experience within the construction industry is highly desired.

  • Knowledgeable on the innerworkings of local and national Corporate Real Estate (CRE) and related sectors.

  • Problem solving ability and strong sense of urgency.

  • Organizational and communication skills.

  • Thorough understanding of all project management control systems (scheduling, cost control, procurement, and estimating).

  • Proficient in industry standard computer applications: Windows, PC software, MS Office suite.

  • Effective interpersonal skills and supervisory skills.

  • Effective English written and verbal communication skills.

  • Problem-solving ability and strong analytical skills.
