Job Description:

LEASING MANAGER
The Leasing Manager is responsible for supervising the leasing specialist and providing support to residents and the Community Manager and Assistant Community Manager while maintaining a strong customer service/satisfaction philosophy.

SUMMARY OF KEY RESPONSIBILITIES

Maintain a courteous and helpful attitude to residents and potential residents.
Welcome visitors and provide tours of the property and apartments.
Clearly communicate the benefits of living at the property.
Complete each step of the lease up process from first contact to move-in.
Respond to resident requests promptly and courteously and help resolve resident complaints.
Working knowledge of all lease related documents.
Maintain resident files.
Develop and assist in resident retention/renewal programs.
Inspect apartments to ensure market ready status.
Verify applications and complete qualification process for potential residents.
Lead and mentor a team of leasing consultants, providing guidance, training, and support to ensure optimal performance and productivity.
Develop leasing strategies and initiatives to drive occupancy rates, maximize rental income, and achieve leasing goals for the property.
Monitor leasing performance metrics, including occupancy rates, leasing conversion rates, and leasing velocity, and implement strategies to optimize performance.
Collaborate with the property managers to develop leasing budgets, forecasts, and marketing plans aligned with company objectives.
Conduct regular meetings with leasing team members to review performance, provide feedback, and set goals and objectives for leasing activity.
Assist leasing team members with leasing inquiries, property tours, and lease negotiations as needed to support leasing efforts and maintain high levels of customer satisfaction.
Provide guidance and support to leasing consultants in overcoming objections and addressing concerns raised by prospective tenants during the leasing process.
Manage and assist with applicant escalations, such as reasoning for cancellations and denials, ensuring compliance with fair housing laws and company policies.
Develop and maintain relationships with local businesses, locator services, and community organizations to drive referrals and promote our properties.
Stay informed about market trends, competitor pricing, and industry developments to inform leasing strategies and decision-making.
Ensure compliance with fair housing laws, lease agreements, and company policies and procedures throughout the leasing process.
Maintain accurate records of leasing activities, rental payments, and tenant communications using property management software.
Collaborate with the marketing department to develop promotional materials, digital marketing campaigns, and outreach initiatives to attract new residents.
Assist with special projects and initiatives as needed to support the overall success of the leasing and property management teams.
Foster positive relationships with current residents, addressing concerns promptly and proactively seeking feedback to improve the resident experience.

Schedule: 8:30 am - 5:30 pm Monday - Friday, some Saturdays 10 am - 5 pm
