The Account Manager is responsible for the day to day tactical coordination and monitoring of all operational and maintenance activities for building(s) systems and equipment through established processes and programs set forth by the account. This includes but is not limited to: chillers, cooling towers, fans, boilers, pumps, heat exchangers, ancillary support equipment, water treatment, controls, UPS, PDUs, emergency generators, life safety systems and BMS/EMS.
ESSENTIAL FUNCTIONS & RESPONSIBILITIES:
Provides oversight to the daily activities of all C&W Services Maintenance and Custodial operations.
Oversees plant maintenance, operations activities and building renovations
Presides at weekly scheduling meetings and reconciles the maintenance requirements of individual areas so facility maintenance needs are met
Ensures all work performed under his/her supervision is done in a timely and cost effective manner according to the applicable codes
Ensures all facilities under his/her responsibility are safe and comply with all federal, state and local laws
Assists in reviewing and engineering, with the customer representative(s), any plans or specifications for additional maintenance, construction and renovations
REQUIREMENTS (Knowledge, Skills, Abilities, and Education and/or Experience):
Bachelor's Degree in mechanical, electrical or related technical degree OR equivalent of ten years' experience in the facilities maintenance, construction or other related field; (within an educational environment a plus)
At least five years supervisory experience in the facilities management field
Computer proficient, with working knowledge of Microsoft Office;
Excellent customer service, managerial, communication, and technical skills;
Working hours are not confined to weekdays, may also include evenings and weekends as well as on-call for emergency situations.
Excellent verbal and written communication skills and the ability to interact effectively at all levels
Experience managing a facility with a building automation system
Ability to effectively communicate to customer and subordinates
Ability to develop and manage the facility operation's budget
Must be able to work with co-workers in a professional and non-confrontational manner.
