SUMMARY

Serve as a mechanical systems delivery specialist, resolving difficult and complex problems and latent conditions during construction.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Includes the following:


  • Serves as a mechanical systems delivery specialist in matters associated with sophisticated and complex HVAC systems on construction projects.
  • Consults in the commissioning of construction projects and construction quality control involving complex mechanical facilities.
  • Serves as the owner's expert in the field of HVAC system delivery, particularly during the construction phase.
  • Through consultation, resolves difficult and complex unforeseen problems and latent conditions developing during construction.
  • Monitors the status of construction progress for quality and timeliness of construction on contracts that involve technically complex mechanical systems.
  • Provides periodic on-site inspection of all complex construction projects and acts as a troubleshooter by visiting field installations with special problems and devising solutions.
  • Responsible for overseeing and/or conducting the Testing, Adjusting, Balancing and Startup (TABS) Program and the associated Automatic Controls Acceptance Tests (ACATS) as a part of the final acceptance process.
  • Tests, adjusts, balances and starts up large central ducted air distribution systems and processing fluid piping systems as well as pneumatic and automatic controls.
  • Provides factory inspection and witnesses factory tests of equipment when required.
  • Reviews and evaluates operation manuals, equipment warranties and material certifications submitted by the contractor for contract and performance requirements recommending approval, rejection or acknowledging receipt.
  • Performs other job-related duties as assigned.

SUPERVISORY/MANAGEMENT AUTHORITY

No supervisory or management authority.

EDUCATION AND EXPERIENCE

Bachelor's Degree in a relevant degree, is highly desired and 8+ years' experience required. HVAC certification(s) preferred

KNOWLEDGE, SKILLS AND ABILITIES


  • Ability to program and reverse engineer field controllers of most major control's manufacturers at multiple software/firmware revisions.
  • Knowledge of electrical and mechanical trades and code requirements.
  • Thorough understanding of the federal government 23-09-23.13 DDC Specifications, an ability to interpret and explain all sections of the specification, knowledgeable of installation and operation requirements, and understanding of when to recommend modifications to the specifications.
  • Ability to write repair scopes, sequence of operations, and requirements for repair of building controls systems and who can assist with managing projects, coordination of the trades, and all that is involved in executing the work.
  • Knowledge of building controls performance verification testing, commissioning procedures, performance indexing and analytics used to verify and ensure specifications and requirements are met.
  • Knowledge of the use of instrumentation required for balance of air volume flow rates of ducted fans, exhaust hoods, air handlers as associated with heating ventilation and air conditioning systems is required.
  • Familiarity with fluid flow balancing techniques as associated with central systems is required.
  • Skilled in using mercury manometers, venturis, flow orifice meters in association with balancing of refrigeration water chillers, pumps and boilers is essential.
  • Proven skills in the start-up and testing of primary/secondary/tertiary pumping systems used in conjunction with variable speed pump control systems is a necessity.
  • Proven skills to include design experience in the check out and modification of control systems is imperative.
  • Must have a strong knowledge of various types of Variable Air Volume Air Distribution Systems, including series and parallel, pressure independent, fan powered terminal box applications.
