Job Title: Superintendent

Job Summary:
The Superintendent is responsible for projects with the Owners best interest in mind.


Essential Duties and Responsibilities:

  Directs & oversees the activities of subcontractors & vendors & associates in client occupied buildings by performing the following duties personally or through subordinate supervisors.

  Documents daily occurrences in a Daily Report that is submitted to the Maintenance Manager daily.

  
  


• 
  

  Reports to be emailed to the Maintenance manager daily.

  
  


• 
  

  Properly plans & coordinates with Lam GWS site BU's (Business Units) of future activities in a timely manner of the scheduled start dates.

  
  


• 
  

  Prepares short-term interval plans on a weekly basis to meet or exceed goals of the project schedule that are submitted to the Project Manager.

  
  


• 
  

  Attend weekly BU project meeting and give updates on daily activities and facilities projects.

  
  


• Prepare and coordinate with vendors and or subcontractors to generate PTP and SIPP and gather all associated documentation for PTP and SIPP support.


• Manage the Continuous Improvement process program for Fremont and Livermore. This includes, analyze current processes and procedures, develop process enhancement strategies, investigation of shortfalls, issues, and complaints in current business process , identify areas/equipment that need improvement, develop plans to decrease costs, implement plans and train staff on new procedures and document changes and create regular reports for upper management.


• Acting as EFS Representative, the Superintendent will be responsible for the overall direction, coordination, evaluation, and completion of a broad range of maintenance projects in conjunction with the Maintenance Manager. Carries out supervisory responsibilities include planning, assigning, and directing work, addressing complaints, and resolving problems with the customers best interest in mind.

Qualifications:

• Bachelors or equivalent experience


• 10+ years related experience


• Experience with Central Plant Chiller, Electrical, EPS, Energy Mgmt. Systems, General Repairs, Package Units, Pneumatic Controls, Water Treatment


• Ability to write, execute written and oral instructions and perform arithmetic calculations, MS Office Suite


• Great communication skills needed to interact with customer and tenant accordingly
