JOB SUMMARY


Our Regional Manager of Real Estate Management was recently promoted and we’re looking to backfill her role with a dynamic and assertive individual to lead our West region Property Management team. As the Regional Manager, you will be accountable for a portfolio of nearly 5 million square feet of medical office assets that spans across a variety of major metropolitan markets in 12 states.  You’ll lead a team of approximately 30 employees and support them with the management of their respective properties, all while surrounded and supported by the best talent and resources in the industry. In this role, you will be expected to present solid decision-making skills, successfully coach/guide a team and be experienced in real estate management, lead property management staff across assigned portfolio, manage operating expenses to achieve Net Operating Income (NOI) growth, prepare and execute a capital plan that enhances the long term value of the portfolio and improve customer relationships through the consistent delivery of the Welltower Connect program.   


KEY RESPONSIBILITIES



  1. Provide strong leadership and mentorship skills to the real estate management staff in a manner that motivates commitment and results. Develop and implement staff planning and development initiatives to meet the on-going management/professional requirements as required to meet business needs. Ensure the optimal utilization of all resources to achieve real estate management goals and objectives across assigned portfolio. Recruit and develop property management professionals that support overall company plans.

  2. Establish and maintain strong working relationships with all hospital officials and tenants, and with the communities in which their portfolios reside. Direct/plan, organize and manage the activities of across assigned portfolio through the optimal utilization of resources to provide the consistent delivery of the Service Promise.   

  3. Ensure the proper training, guidance and feedback is deployed to implement aggressive annual expense management and service contracting practices that drive property operating expense budgets to support achievement of Net Operating Income (NOI) growth targets, Common Area Maintenance (CAM) budgets and maximize cash flow. Direct operating expense projects and service agreements to meet budget and schedule.

  4. Provide ongoing input in the development and maintenance of investment plans for assigned properties, to include recommendations on capital expenditures. Provide collaborative oversight to the Regional Operations Managers for the budgeting and effective execution of regional capital projects.

  5. Work with Real Estate Managers to ensure they maintain a thorough working knowledge of properties to align the management of their assigned properties consistent with the stated strategic direction.

  6. Maintain a strong working knowledge of all operations and financial policies, procedures and systems. Ensure the implementation and ongoing training, utilization and compliance with all company policies, procedures and systems required for the effective real estate management of assigned properties.

  7. Ensure the timely completion of monthly and quarterly management reports that meet all required expectations, to include but not limited to, budget variance reports, reforecasts and income and expense reports with variances noted.

  8. Responsible for the ongoing collection of tenant rents. Review and approve weekly tenant delinquency report. Develop and implement proactive rent collection and delinquency management measures, promptly responding to any deviations from collection policy.

  9. Direct the implementation and maintenance of proper risk management practices to include consistent fulfillment of vendor insurance obligations, building life safety and security procedures, and implementation of incident/accident prevention measures and analysis required for the proper administration of all assigned properties

  10. Assist in the due diligence and on-boarding of new property acquisitions to include property inspections, review of due diligence material, communicating with seller’s property management, transitioning vendors and insuring transparent transition for tenants.

  11. Continue to pursue professional development through BOMA, IREM or other industry and trade organizations. Participate in external activities consistent with the company’s responsibilities in the community, including civic and business organizations. Develop and maintain relationships with key clients/tenants, industry and trade associations, government representatives, public service organizations, and vendors as necessary in the overall management of the property.

TRAVEL


Travel is primarily local during the business day, although some out-of-the-area and overnight travel may be expected.


MINIMUM REQUIREMENTS


Experience:



  • A minimum of seven (7) years’ experience in property management, asset management, marketing and leasing of commercial buildings, or related field is required.

  • Must have prior experience leading people as well as the ability to manage a larger and more challenging lease portfolio with minimal guidance.

  • Extensive experience in building operations and policies.

  • Previous experience should include property management experience with a REIT or recognized management company.

  • Experience managing medical office properties is preferred.

Education: Bachelor’s degree required, with a specialization in business administration, real estate, finance, or a related field is preferred.


ADDITIONAL ELIGIBILITY REQUIREMENTS


Possession of a valid driver’s license.


Certification(s): Real estate license, CCIM, CPM, CFM or RPA designation is preferred.
