Do you want to play a role in global commerce? Prologis is seeking a results-oriented Director of Leasing who will play a key role on the Baltimore/DC market team and be responsible for partnering in the development of the marketing strategy for the assigned customer relationships and assets, and improving the value of the Prologis portfolio. For this role, you will have a strong understanding of the market and an ability to develop and be a collaborative partner with brokers and customers. You are an integral part of the Customer Experience Team (CET) working with your peers from property management, construction and maintenance to ensure our buildings remain best-in-class and our customers receive elite customer service. We are looking for a driven team-player to contribute to and be accountable for the Customer Experience Team's portfolio results.
What's needed in order to do that:
Build, maintain, grow and cultivate quality relationships with existing and prospective customers and develop an in-depth understanding of our customers (their business, strategies, and trends that impact their need for space) to improve the customer experience.
Partner with Market leadership in rapidly growing Prologis' portfolio within the market, which includes activities to drive the strategic direction as well as the operational execution of all facets of the business, such as deploying capital, underwriting business acquisitions, developing pro-forma, etc.
Lead leasing activity to maximize the value of the assigned portfolio.
Support Prologis's positive market presence by establishing and maintaining strong professional relationship with the local brokerage and real estate communities, government officials and prospective customers.
Identify and seek out acquisitions and development opportunities, collaborate with and support the acquisition and development groups' pipeline and existing project activities and negotiate and execute on new business initiatives.
Perform marketing activities to include prospecting customers, marketing to brokers, developing presentations and writing lease proposals.
Act as the market professional in your sub-market, maintaining a deep understanding of market conditions: rents, available product and economic trends.
Own and execute the budget process for your market lease assumptions and collaborate with the property managers to maintain awareness of property financial performance relative to budget.

Minimum 7 years related business experience in connection with asset management/brokerage, sourcing, negotiation, and execution of commercial leases/contracts.
Strong financial acuity.
Persuasive presentation and negotiation skills.
Experienced in analyzing, underwriting, and negotiating.
Team leadership, positive demeanor and problem solving skills for internal and external customers.
Strong time management and prioritization skills. Enjoys a fast paced, multifaceted environment.
Outstanding analytical and communication skills (written/oral).
Ability to deal with ambiguity - Successfully cope with change, adapt, decide and act without having the total picture, comfortable handling risk and uncertainty.
PC Proficiency in to MS Office applications (Word, Excel, Outlook, etc.), Salesforce, and ability to learn company specific software.
Must possess a driver's license and the ability to operate a motor vehicle. Ability to travel to other company locations and properties.
Target base compensation range of: $140,000 - $160,000 , plus variable compensation ( bonus target & equity) to be discussed during initial phone interview.
