Responsibilities

What you'll be challenged to do:

OPC, a division of TranSystems, has an immediate opening for a Relocation Specialist who performs basic right of way (ROW) project tasks for the temporary or permanent relocation of residential owners and tenants affected by public and private projects, in accordance with applicable local, state, and federal laws, codes, and regulations and serves as a representative of clients who have contracted with OPC to perform relocation project tasks. OPC will train you to prepare relocation project documents, assist residents with their relocation, and do thorough property inspections.

This position is a Hybrid role working out of the Long Beach, CA office.

 

Primary Responsibilities (others may be asigned): 


  • Responsible for delivering high quality relocation assistance services to a diverse clientele.

  • Responsible for successfully relocating residential tenants (owner and tenant occupants), commercial businesses, farms, and non-profit organizations dependent on project scope.

  • Interviews displacees to establish relocation needs and special requirements. Interviews frequently take place in the displacees home or at their business location.

  • Provides clear explanations of relocation program, benefits and processes; prepares and distributes required notices.

  • Provides ongoing advisory assistance to minimize hardship for the displacees.

  • Calculates and determines eligibility for benefits; prepares claim forms; processes payments through the displacing entity.

  • Conducts property searches for replacement housing or business sites; coordinates the moving process.

  • Maintains complete and accurate case files, pursuant to OPC policies and project specific requirements.

  • Deliver documents and materials within project area as needed/daily.

  • Conducts vendor bidding processes including movers.

  • Works in office managing/preparing files and documents as well as in the field meeting with property owners.

  • Updates and closes case files continually and in an accurate manner.

  • Prepares reports and recommendations as directed by project manager.

  • Demonstrates compliance with procedures and policies as established for the job.

  • Reports to, seeks advice and coordinates with project manager and/or supervisor.

  • Maintains complete and accurate files, as appropriate, pursuant to OPC and project specific requirements.

  • Adheres to mission statement, OPC policies and procedures, employee handbook, and safety manual.

  • Works efficiently to maximize productivity, quality and service.

  • Responsible for completing assignments within allotted time, and to report exceptions to manager.

  • Maintains confidentiality and adheres to confidentiality agreements.

  • Works with project manager to communicate with client.

  • Works cooperatively with other agents in maximizing efficiency by limiting unnecessary travel, regardless of project assignment. 

  • Uses current forms, manuals training and guidelines to promote professionalism.

  • Keeps commitments.

  • Attends scheduled meetings and is timely with follow-up from meetings.

Qualifications

What you bring to our firm:


  • GED or High School diploma.

  • Two years of full-time work experience -OR- an Associate degree

  • Minimum of 1 year of experience with relocation assistance or real property acquisition in accordance with the Uniform Relocation Act or specific state laws.

  • Desire to learn basic ROW residential/tenant relocation tasks and processes, and the applicable local, state, and federal regulations.

  • Bilingual, especially Spanish.

  • Proficiency in MS Office 365 (Word, Excel, Outlook, Teams)

  • Highly organized with ability to manage multiple project components simultaneously.

  • Attention to detail.

  • Ability to analyze, research, and recommend a course of action.

  • Strong written and verbal communication skills

  • Good reading comprehension.

  • Self-motivated and maintain a positive teamwork-oriented attitude.

  • Able to work effectively with diverse work groups including co-workers, clients, vendors, and claimants.

  • Must have the ability to modify daily and weekly work schedules as required.

  • Valid Drivers’ License and the ability to provide valid proof of auto insurance.

  • Intermediate level: Microsoft Suite, Word processing, Spreadsheets, Email.

  • Actively engages multiple perspectives when solving problems, seeks to learn from peers, and encourages reciprocal learning among team members.

What we’d prefer for you to bring to our firm:


  • Bachelors Degree

  • A real estate license is preferred, but may not be required depending on the project opportunity.

  • SharePoint experience desired

  • Ideal traits: positive; responsible; responsive; highly organized; analytical; strong written and oral communication skills.

For individuals assigned and/or hired to work in California, Colorado, or NY City, TranSystems is required by law to include a reasonable estimate of the compensation range for this role. This compensation range is specific to the State of California and takes into account the wide range of factors that are considered in making compensation decisions including but not limited to skill sets; experience and training; internal peer equity; licensure and certifications; and other business and organizational needs. The disclosed range estimate has not been adjusted for the applicable geographic differential associated with the location at which the position may be filled. At TranSystems, it is not typical for an individual to be hired at or near the top of the range for their role and compensation decisions are dependent on the facts and circumstances of each case. A reasonable estimate of the current range is $50,000 - 65,000 annually.
