Job Description:

OVERALL PURPOSE
The Maintenance Director ensures that the Community is maintained in a sanitary, attractive, and orderly condition and that the Community is kept in good repair and free from hazards. Electrical, plumbing, ventilation, heating, and cooling systems must be in compliance with applicable laws; safety and fire regulations upheld; and federal, state and local building codes followed for efficient and safe operation of each building. This position provides direct oversight of the entire Maintenance Team and may supervise the Housekeeping department.

MINIMUM QUALIFICATIONS AND REQUIREMENTS
3 years experience in construction, maintenance, emergency repairs and/or roofing systems, or equivalent combination of work experience and education, showing progressively higher levels of responsibilityMust be 21 years of ageMust have high school diploma or equivalentAt least 2 years in a supervisory role, strongly preferredExperience working on electrical, plumbing, and carpentry projectsAbility to develop scope of work, negotiate contracts and implement them.Ability to manage construction projects from $1,000 to $200,000, using multiple vendors.Working knowledge of new construction, remodel projects, roofing systems/repairs, and other related upkeepAbility to perform and/or coordinate emergency building repairs, including obtaining and contracting subcontractorsProvide training for Executive Director and Maintenance Team in the operation of emergency systemsAbility to inspect and service or coordinate service for HVAC and emergency generator systemsAbility to coordinate and/or perform roofing system repairs and replacementsAbility to work a fluctuating work week or travel on assignments if needed, often on short noticeAbility to work in a team setting and be a positive team playerDemonstrated ability to communicate politely and effectively (in English), both verbally and in writing with residents and staffA valid drivers license and good driving record are required along with proof of auto insurance. May be required to assume the duties and responsibilities of the Community Driver position as neededSatisfactorily pass Sunshines and state regulated criminal record clearance, health screening and TB clearance (if applicable)Basic computer and software knowledge in Microsoft Word, Excel, and Outlook are preferred

ESSENTIAL DUTIES AND RESPONSIBILITIES
Receive and approve invoices for completed work, coding and submitting them promptly and on time for paymentDevelops and manages a preventative maintenance program for the purpose of ensuring the Community is maintained in a safe and orderly conditionSupport the Executive Director regarding maintenance employment issues including hiring, job evaluations, compensation, and terminations. Work with Human Resources on any personnel concerns. In conjunction with Executive Director, mentor the entire Maintenance Team, developing tracks for team members to improve performance, take on additional responsibilities, and enjoy continued professional growthGuide Maintenance Teams in the development and implementation of quality control benchmarks and procedures related to work orders and apartment turnoversAssures maintenance and repair of Community interior, exterior, and equipment, including resident apartments, by performing or supervising maintenance tasks or facilitating such performance by outside maintenance services personnel, as directed by Executive Director and/or Regional Maintenance DirectorWork closely with Regional Maintenance Director and Executive Director to mutually support operational goals and residents needsInspects Community and monitors Maintenance log daily to promptly address maintenance concerns. Ensures safe and compliant premises and equipmentReview initiatives (such as apartment turnover, work order responses, preventive maintenance, emergency preparedness, etc.) and lead/support the implementation and supervision of maintenance-specific programsDevelop, implement, and document fire drills and safety evacuation plans for the CommunityConduct regular inspections of life safety systems such as fire systems and e-call systemsPerforms duties associated with Community emergency preparation and response systems, as directed by Executive DirectorMaintains Hazardous Chemical Inventory and Safety Data Sheets according to Community Hazard Communication Program and local, county, state, and federal guidelinesReview SDS as requested for potential exposure to hazardous chemicals and take necessary precautionsMaintain positive communication with local fire marshal, building inspector, state elevator inspector, and any other jurisdictions governing the communityPerform limited plumbing, electrical, equipment and structural repairs on Community buildings, or special projects, as needed. Work with the Executive Director (or independent contractors) to assure that work is completedPerform other duties as assigned by supervisor

Changes in attire may be dictated by special occasion or weather conditions.
