Job Title: Site Leader


Job Summary: In a safe, efficient, and professional manner the Site Lead will manage and direct the staff comprising of their self, HVAC tech a day tech and vendors in multiple disciplines to execute the service delivery of preventative, corrective, general maintenance and special projects. Repair building as needed to include locks, ceiling tiles, minor wall damage. Must be able to work with all assets of facility maintenance. Other duties include, but not limited to, the management of the operating budget, commissioning outside contracted work, facilitation of the established work management process, and addressing staffing issues. Manage on call schedule 24/7 amongst entire team.

Essential Duties and Responsibilities:

  • Take ownership to implement and manage an effective maintenance management strategy for the client's property.

  • Provide leadership and management of a highly qualified mobile work force for the retail properties in the account.

  • Manage and oversee compliance to established contracts and budgets.

  • When required to serve as relationship manager between EMCOR and Client.

  • Be familiar with, and apply building safety and industry codes and regulations.

  • Use computerized maintenance management systems (CMMS) for management analysis.

  • Oversee and accompany all vendors on site for any and all work performed during normal and outside of normal work hours.

  • Respond to facility and equipment alarms, electrical/mechanical systems failures and building occupant complaints.

  • Perform Routine repairs as required including minor electrical, plumbing and HVAC

  • Repair defective parts and building damage. Install functional and structural parts in devices.

  • Maintain and update all assets lists, records, logs and documents in a manner that makes it accessible.


Qualifications:

  • B.S. or 10-15 years' experience.

  • Minimum 6 years of experience in facility/plant maintenance supervision. 5 year related experience and/or training; or equivalent combination of education and experience.

  • Driver's license

  • Ability to read, analyze and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals.

  • Experience with the following types of equipment: HVAC, Steam Boiler systems, Fire and Life Safety, Docks and Locks, Overhead Doors, Landscape, Pest Management, Janitorial, Air Compressors, Substation and Switchgear, UPS Systems, Pump and Plumbing Maintenance, Basic Pneumatic, Hydraulic, Electrical and Mechanical Skills are required.


Work Environment:


Regularly exposed to moving mechanical parts and risk of electrical shock. Occasionally exposed to wet and/or humid conditions; high, precarious places; fumes or airborne particles; toxic or caustic chemicals; outside weather conditions; extreme cold; extreme heat; and vibration. The noise level in the work environment is considered normal.


Physical Demands:


Regularly required to stand; walk; use hands to finger, handle, or feel; reach with hands and arms; stoop, kneel, crouch, or crawl; and talk or hear. Frequently is required to climb or balance. Regularly lift and/or move up to 25 pounds, frequently lift and/or move up to 50 pounds, and occasionally lift and/or move up to 75 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
