In your role of the Commercial Examiner, you will search public records and examine titles to determine legal condition of primarily commercial or industrial property in addition to copy or summarize recorded documents, which affect the condition of title to the property. These roles may be found within production center or branch office environments. The actual workflow is typically determined by geographic practices and requires an increased knowledge of state requirements. The Commercial Title Examiner role gathers information and creates a commitment of title before passing along to a Commercial Title Officer.

This is a remote position where you will work independently and use experience to examine title to real property, ranging in complexity, to determine status and establish chain of title.

In this role, you will...


  • Examine the chain of title for commercial/industrial properties

  • Perform title examination of complex title orders requiring a high level of title expertise

  • Abstract and analyze records, such as leases, subleases, acreage, liens, judgments, easements, vital statistics, and plot and map books. Determine ownership and legal restrictions to verify legal description of property and completeness of records for examinations, including multi-site properties

  • Read and decipher legal descriptions relating to title orders

  • Resolve most issues such as missing information, incomplete, inaccurate, or contradictory information contained in the title documentation

  • Write title products based on the interpretation and application of procedural guidelines

  • Prepare and review reports for accuracy

  • Provide underwriting interpretation within established guidelines

  • Multiple state licenses (as required by state) to do business in a broad geographic area

  • Knowledge of legal terms used in title documents

  • High School diploma or equivalent

  • 6+ years directly related experience
