Job Description:

Lendlease managers one of the largest portfolios as part of the US Department of Defense's Military Housing Privatization Initiative (MHPI), a program that provides for the transfer of military housing assets to private sector companies. With over 40,000 residential units and more than 12,000 hotel rooms in its portfolio, Lendlease will finance, develop, build, renovate and operate these sites for at least 50 years. JOB SUMMARY

The Asset Manager is responsible to the Project Director for the successful delivery of all aspects of Asset and Property management. In accordance with the legal documents, the Asset Manager is the long term owner of the asset, and is obligated to protect and promote the interests of the Project Company. The Asset Manager should be the primary advisor to the Project Director in matters of stakeholder relations (military installation and local community) and owner's legal obligations and compliance. As an "Engaged" owner / General Manager, the Asset Manager will routinely inspect the physical property and review and manage the asset's short and long term financial wellbeing. As required the Asset Manager will resolve local management operations issues, promote successful interface with development and D&C, and lead the AB&BP process in the areas of Operating Budget and Management Plan updates.

ESSENTIAL RESPONSIBILITIES

The following describes the general nature of the work anticipated in this role and is not intended to be an exhaustive list of all required to be performed.


  • Supervises compliance with and performance of the Company Operative Documents and the Project Budget and Business Plan and cause the Company to comply with its obligations under the Company Operative Documents.


  • Reports to the Company and its constituent members, on a quarterly basis, regarding the operation, management, finance and maintenance of the Property, including the status of any construction or capital improvements, and variations from the Project Budget and Business Plan.


  • In conjunction with the member (Army, Navy or Air Force), on an annual basis reviews, updates (to the extent appropriate) and recommends to the Company for approval the Project Budget and Business Plan.


  • Serves for the primary contact for the client (Army, Navy or Air Force), for all matters in connection with the Operative Documents and otherwise coordinate procedures, responses and activities with the client as may be required or advisable pursuant to the Operative Documents.


  • Serves as the primary contact for the Indenture Trustee under the Private Loan Documents for all matters in connection with the Operative Documents and otherwise coordinate procedures, responses and activities with the Private Lender as may be required or advisable pursuant to the Operative Documents.


  • Accountable for the day-to-day property and maintenance management; to include, the Resident Services and Communications programs. - this will be less of as Winn handles these tasks.


  • Oversees long-term and short-term strategic property renovation and reinvestment plan objectives.


  • Controls expenses within the established operating budget and within authorized emergency expenditure parameters and limits of authority established by the Company.


  • Periodically, but not less than annually, assesses on-going insurance needs of the Property (including the preparation, execution and implementation of plans in connection with same).

  • Must be able to apply concepts and exploit opportunities for Sustainability.


  • Collaboration with the Project Director and Customer Care Manager on Customer Experience.


MINIMUM REQUIREMENTS


  • BA degree or equivalent is required. Preferably holds an MBA from a recognized university with a concentration in finance.


  • Thorough understanding of the 1996 Military Housing Privatization Initiative (MHPI) legislation and the privatization programs being pursued by the various services (Army, Navy, Air Force and Marine Corps)


  • Background in housing investments with an understanding of military housing asset management and private sector property management is preferred.


  • Direct experience with the U.S. Military is preferred in order to understand and relate to the client's culture and organizational structure.


  • Leadership and management experience are key qualifiers since this position will involve direct responsibility for a large property management organization working in a front line customer service environment.


  • Ability to analyze the inherent and unique risks involved with a 50-year investment in the privatization of military family housing. These include: base closure, downsizing and deployment affects on occupancy as well as the affects realized by changes in BAH on the revenue stream.
