Overview

Responsibilities

  1. Primary Function: Performs repairs and preventive maintenance tasks in support of building equipment and installations. This involves a wider variety of trades and skills. Supports senior tradespeople in the execution of more complex facility maintenance tasks. Mentors and provides technical guidance to lesser grades of technicians.

  1. Controls: Receives general instructions from the Facilities Manager, Facility Supervisor and/ or Senior Tradespeople. Works from written work orders, sketches, and verbal requests, while adhering to all building and safety codes. Performs short-term repair projects, based on simple designs and limited work scopes.

  1. Duties & Responsibilities:

  • Plumbing – Installation of utilities and fixtures in a variety of service areas (manufacturing, processing stations and restrooms). Monitors and maintains specialty water and gas delivery systems (i.e. deionized water and/or connection to inert gas systems). Some pipe fitting/ joining as required for connection to service utilities. Maintenance of common restroom fixtures including the clearing of clogged drains using manual and electric auger machines.

  • Electrical – to include the change-out of inoperative lamps, bulbs and ballasts throughout the facility. Installation of power strips to safely balance power distributions within office areas. Final source connection to drives and motors for simple equipment (single phase). Repair work as directed by senior tradespeople. No live electrical work.

  • Heating Ventilation and Air-Conditioning Systems - to include the periodic replacement of filter media as per scheduled PM requirements. Cleaning of equipment coils and/or interior surfaces to remove debris that may hinder normal function of the building equipment. Replacement/ alignment of belts, motors, pulleys and bearings as required for system operation. Answers hot/cold calls for comfort air settings. Adjusts building systems to attain proper environmental conditions.

  • Mechanical – Change-out/ replacement of common fluid pumps, associated motors, fans, and fume extraction equipment. Aligns these components for optimum service life. Change-out and replacement of service gases (gas cylinders). Oiling and/or replacement of vacuum pumps. Replacement of water, air and oil filter media for general facility equipment. Makes repairs/ modifications to utility distribution systems (mechanical infrastructure). Installation and repair of facility safety equipment.

  • Carpentry Work – Tear down and build-up of simple architectural walls (non-structural). Installation of partition walls. Repair/replacement of doors and thresholds, locks and some furniture repairs; replacement of broken and/or missing glass panels. Replacement of ceiling tiles, carpet and tile repairs, painting and patch work as required for new office occupancy and/or repairs for wall damage.

  • Utility Services - Performs short-range technical projects and/ or the installation of new machinery and equipment. Performs or assists in the performance of other higher-level maintenance tasks under the direct supervision of a senior tradesperson.



Qualifications

EMPLOYMENT REQUIREMENTS:


  • Requires a high school education, a technical certification or an Associate Degree or vocational training or 5 years+ of work experience (degree and certification may be replaced by experience). Operates power and manual tools, maintenance equipment and machinery in the performance of the assigned duties.

  • Demonstrates craftmanship in the application of the trades as part of the delivered work product.

  • Must be able to pass a criminal background check and drug screen for employment.

  • Must be a US Citizen or US Person.

  • Ability to communicate in English (both written and verbal).
