Construction Project Manager

PURPOSE OF POSITION:
The Construction Manager is responsible for ground-up construction and simulator move projects for facilities. Responsibilities include; manage the bidding process, contract awards, maintain project budgets, construction timelines and monitor construction progress & standards for simulator moves and facility construction projects. This position will coordinate local construction requirements with site facility managers at our approximately 33 domestic and 8 international locations;

TASKS AND RESPONSIBILITIES: The following duties are essential to the successful and satisfactory performance of this job. Other duties may be assigned.


  • Work closely with the Construction Planning & Design Manager in the successful development of project scope, budgets and timelines.

  • Provide feasibility study for simulator fits using AutoCAD. Typical recommended modifications to include structure (walls, floors, mezzanine/ramp, ceiling) and MEPF. Provide scenario modeling with costs and schedules when multiple locations are being considered. Assist with the contractor selection process for modifications working closely with specific facility center managers

  • Maintain and coordinate all simulator moves and associated facility construction requirements.

  • Represent Facilities on scheduled Simulator Move project team update calls

  • Provide construction project management duties for various alterations, renovations, and workplace installations.

  • Single Point of Contact for facility projects from construction bidding & permitting stage, submittal review, owner provided material orders, alternate or recommended change order review, and procurement and delivery of Owner Provided Equipment.

  • Responsible for executing competitive Request for Proposals, contractor selection, and contract delivery methods (lump sum, GMAX, Cost + Fee, etc.). Provide preliminary review and negotiations of contract terms and conditions prior to legal review.

  • Provide project inspection and quality assurance including post occupancy and project evaluation.

  • Create construction procedures and protocols for updating drawings after renovations, modifications, etc. Assist in the development of corporate construction standards.

  • Assist in financial forecasting and macro-level estimating for construction projects for internal feasibility.

  • Manage capital expense project budgets, contract negotiations and review of project invoices.

  • Attend / participate in internal and external meetings with key stakeholders, vendors and consultants

  • Domestic and International travel as needed to complete work functions.

  • Interact with Government authorities regarding permits, inspections and final close out documentation (certificate of occupancy),etc.

MINIMUM EDUCATION:

  • Bachelor's degree in Engineering, Business, or Construction Management, preferred.


MINIMUM EXPERIENCE:

  • 5 to 10 years professional experience in Facilities or Construction Project Management.

KNOWLEDGE, SKILLS, ABILITIES:


  • Schedule: MS Project

  • Experience with all construction delivery methods - Design/Build; Plan & Spec; Design, Bid, Build, etc.

  • Basic understanding of financial analysis models (ROI, LCC, NPV).

  • Basic understanding of contract negotiations and administration and familiarity with contract types.

  • Auto-CAD, Revit, or BIM experience. Ability to modify, dimension, or space plan using AutoCAD a plus.

  • Excellent interpersonal and communication skills.

  • Excellent ability to read construction drawings and schematics.

  • Excellent understanding of construction permitting, scheduling, and quality control from a management perspective.

  • Ability to interact with various levels of management in a professional manner.

  • Capable of problem solving, independent thinking and decision making. Able to work on multiple deadlines.
