Commercial Loan Operations Servicer II
Role performs a wide range of duties related to the loan boarding and servicing of HomeStreet's commercial loan portfolio. Loan portfolio includes direct and brokerage originated loans for commercial real estate, residential construction and commercial lending loans held for sale, loans serviced for HSB balance sheet and loans serviced for third party investors, including Fannie Mae DUS and SBA. Position directly and frequently interacts with a wide range of parties, including borrowers, insurance and title companies, investors, auditors, other lenders and multiple vendors. Position works in collaboration with the origination business units; Commercial Real Estate, Commercial Lending and Residential Construction. May perform other servicing related activities not listed below.

Role performs a wide range of duties related to the loan boarding and servicing of HomeStreet's commercial loan portfolio. Loan portfolio includes direct and brokerage originated loans for commercial real estate, residential construction and commercial lending loans held for sale, loans serviced for HSB balance sheet and loans serviced for third party investors, including Fannie Mae DUS and SBA. Position directly and frequently interacts with a wide range of parties, including borrowers, insurance and title companies, investors, auditors, other lenders and multiple vendors. Position works in collaboration with the origination business units; Commercial Real Estate, Commercial Lending and Residential Construction. Job Details

PRIMARY FUNCTIONS:

Commercial Loan Operations Servicer II


  • Board/ set up complex loans on the servicing system per the terms of the loan documents.

  • Administer PAT activities, including setup, changes, cancellations and ACH posting rejects.

  • Reserve and escrow account administration, including account setup/closure, disbursement review, and audit.

  • Administer real property tax activities, including tax escrow disbursements, and monitoring of non-escrowed loans, delinquent taxes and tax vendor reporting.

  • Prepare annual and off-schedule tax/insurance escrow account analysis.

  • Disbursement of construction loan proceeds.

  • Administer interest reserve payments for construction loans.

  • Perform daily batch reconciliation of all transactions processed.

  • ARM loan administration including adjustment changes, audit, notice and daily ARM index review.

  • Administer loan payoff tasks, including calculation/verification of payoff amounts, prepare payoff demands, maintain payoff tracking report, post payoff funds, and reconveyance.

  • Administer participation loan activities.

  • Respond to standard customer inquiries and requests for VOMs, LTOB requests, loan histories, and statement copies.

  • Initiate collection calls and follow up for payment as needed.

  • Prepare and submit UCC continuation and terminations for filing.

  • Disburse insurance premiums for escrowed loans.

  • Administer lender placed insurance (FPI) as needed.

  • Monitor flood zone reports, including monthly certification.

  • Assist production units as requested

  • Upload documentation to OnBase electronic imaging platform.

  • Perform other related duties as assigned or requested.

Commercial Loan Operations Servicer III


  • Board/ set up complex loans on the servicing system per the terms of the loan documents.

  • Prepare New Loan Welcome correspondence

  • Administer system changes needed for assumptions and modifications, including audit and critical field verification.

  • Prepare/review billing statements.

  • Administer PAT activities, including setup, changes, cancellations and ACH posting rejects.

  • Reserve and escrow account administration, including account setup/closure, disbursement review, and audit.

  • Administer real property tax activities, including tax escrow disbursements, and monitoring of non-escrowed loans, delinquent taxes and tax vendor reporting.

  • Prepare annual and off-schedule tax/insurance escrow account analysis.

  • Disbursement of construction loan proceeds.

  • Administer interest reserve payments for construction loans.

  • Perform daily batch reconciliation of all transactions processed.

  • Administer regulatory year-end tax and interest reporting.

  • ARM loan administration including adjustment changes, audit, notice and daily ARM index review.

  • Administer loan payoff tasks, including calculation/verification of payoff amounts, prepare payoff demands, maintain payoff tracking report, post payoff funds, and reconveyance.

  • Process Fannie Mae Multifamily loan settlements (transfers).

  • Administer participation loan activities.

  • Respond to customer inquiries and requests for VOMs, LTOB requests, loan histories, and statement copies.

  • Assist production units as requested

  • Upload documentation to OnBase electronic imaging platform.

  • Perform other related duties as assigned or requested.

QUALIFICATIONS:

Commercial Loan Operations Servicer II


  • High school graduate or equivalent. Associates or Bachelor's Degree in Business, Banking or Accounting, or equivalent work, preferred.

  • 4 years of experience in a financial servicing environment, such as loan administration, commercial loan banking, loan closing or title services, or relatable similar office experience.

  • Demonstrate strong, PC skills and experience with Microsoft Office, Outlook and Adobe applications.

  • Ability to read and interpret commercial loan documents.

  • Excellent verbal and written communication skills, including the ability to effectively manage customer phone/email inquiries, including compose professional correspondence.

  • Possess good judgment, professional image, and the ability to accept responsibility and handle confidential information.

  • Demonstrate strong attention to detail and high degree of accuracy.

  • Demonstrate ability to work cooperatively with multiple team members and variable project deadlines.


  • Demonstrate a desire for continued learning and advancement in commercial real estate finance.

  • Ability to maintain regular and punctual attendance during business hours and work overtime as needed.

  • May be required to stand for extended periods of time.

  • Ability to lift or carry up to 10 pounds.

  • Ability to speak and understand English and express ideas and have difficult conversation in person and over the telephone.

  • Willing and able to travel occasionally as needed.
