The Senior Real Estate Paralegal will oversee and work collaboratively with a team of attorneys and paralegals to maintain integrity in the preparation, review, and negotiation of retail real estate legal documents.
Essential Duties and Responsibilities:
Abstract all leases and corresponding legal documents and manage the execution of such documents.
Review and negotiate Landlord-form leases.
Hold primary responsibility for the review and approval of Rent Commencement Date letters and other similar agreements.
Monitor the review, research, and respond to inquiries regarding legal or lease-related matters from Leasing, Accounting, Finance, Construction, Property Management, Due Diligence and other departments.
Monitor the review, research, and respond to inquiries from tenants regarding legal or lease-related matters.
Monitor the review, research, and respond to correspondence from tenants regarding legal or lease-related matters (e.g., default notices from tenants, requests for rent reduction, notices of intent to close, termination notices).
Draft lease-related documents and correspondence (e.g., default letters for non-monetary tenant defaults, property subordination agreements).
Monitor the review, revise, and negotiate lease-related documents provided by other departments, tenants, and other parties (e.g., commencement date agreements, easements, estoppel certificates, confidentiality agreements).
Oversee and assist in drafting advance delivery notices, possession letters, and other notices required by leases, as requested by Construction and other departments.
Assist in supporting the needs of the Legal Services Department (e.g., research leases, title documents, and other legal or lease-related documents; assist with leases for PECO office space; assist with requests for tenant consent; assist with requests for lender consent).
Minimum of 8 years of relevant work experience. Experience in lease drafting and/or Landlord Tenant issues is strongly preferred.
Excellent verbal and written communication skills
Detail-oriented with strong organizational skills
Ability to work in a fast-paced deadline-driven environment
Must be able to demonstrate strategic legal thinking and draft legal concepts, with minimal direction.
Proven ability to successfully lead others
Proficient in Microsoft Office and database software.
Experience working with MRI a plus.
