What you will do

 Under minimal supervision of project owner, oversees total construction effort to insure Project is constructed in accordance with scope, budget and schedule. Supervises site activities for Johnson Controls with a group of subcontractors on large and complex projects of $3M in cost or greater. Coordinates Johnson Controls work with other site contractors to insure compliance with terms and conditions for the project assigned

May assist or lead the commissioning and troubleshooting to ensure proper operations of building control systems including fire, security, and other low voltage control sub-systems (i.e. lighting, nurse call, data networks, etc.) to meet the intent of the project requirements.

How you will do it


  • Works with Construction Management Services (CMS) Project Manager to identify project objectives with alignment to the scope, budget and schedule.

  • Ensures Quality Control and scope of work compliance through daily site inspections.

  • Identifies and provides field information to the Project Manager to support generation of requests for information (RFI) and change requests.

  • Submits regular progress updates for incorporation into master plan/schedule to provide variance analysis reporting.

  • Acts as Project Safety program coordinator. Adheres to safety standards, with a high regard to employee and subcontractor safety.

  • Coordinates with Regional and Branch Leadership through the assigned Project Manager to ensure adequate resources to meet the project objectives.

  • Resolves site conflicts regarding the sequencing of work and unforeseen conditions.

  • Works with Project Manager in managing risks and assists in establishing project recovery plans. Ensures recovery plans are carried out

  • Ensures project document controls are in compliance with contract requirements and Johnson Controls policies and standards.

  • Ensures subcontractors readily understand expectations of the project.

  • Ensures that subcontractors provide adequate staffing levels to meet the project.

  • Assists in the loading and commissioning of system and network-level controllers as required. Assists in validation of complete system functionality and troubleshoots problems with subcontractors and other trades to ensure proper operation.

  • May provide site work direction and coordinate the work of other JCI technical resources.

  • Provides field change information to the project team for the creation of as-built drawings and software.

What we look for

Required


  • High School diploma or equivalent

  • Ten (10) years of direct project management coordination and supervisory experience

  • Experience in the commercial industrial building construction industry

  • Proven track record of experience managing multiple projects at a time, dealing with a large and diverse number of challenges, which often required knowledge in different disciplines

  • Must have excellent communication skills in written and verbal communication with the ability to translate technical information to non-technical audiences.

  • Significant travel is required as projects will vary in geographies

  • Must be proficient with MS Office (Excel, Work, and Power Point), Adobe Writer and Visio.

Preferred


  • College degree or PMP Certification

  • Fifteen (15) years of project management experience in the building construction industry

  • HVAC Systems knowledge. Direct Digital Controls (DDC) work background/experience.

  • Demonstrated knowledge of control theory, automatic temperature controls, building automation systems including fire, security, and other low voltage control sub-systems (i.e. lighting, nurse call, data networks, etc.)
