SUMMARY


The Development Manager will be responsible for coordination and implementation of the development related requirements and delivery of healthcare related medical buildings for Welltower nationwide.  Responsibilities include managing the overall development related project delivery from deal initiation through closeout of new construction facilities. The Development Manager will be responsible for the management of the project scope, schedule, and budget to deliver upon the goals of Welltower and tenant(s). The Development Manager must have the ability to communicate effectively and frequently to provide project updates internally to the Welltower development team and to the tenant(s) and direct the project team accordingly.


KEY RESPONSIBILITIES



  • Work as part of the Project Team, assisting with the development related aspects of project development, including the management of scope, budget, and schedule for healthcare related medical buildings.

  • Participate with Welltower team members during the initial project pre-development stages, while coordinating site due-diligence activity to include surveying, platting, soils investigation, environmental investigation and other development related documentation.

  • Develop schedule and overall project budget for assigned projects.

  • Proactively manage project-related issues.

  • Conduct and document project meetings.

  • Effectively create and track all project documentation.

  • Review and process all project related invoicing on a monthly basis.

  • Maintain accurate and consistent electronic files and documentation for all project assignments.

  • Coordinate daily construction and development activities associated with project assignments.

  • Coordinate project related activities between tenant, architect, general contractor, and Welltower team members.

  • Provide internal project reporting for significant updating relative to construction progress, schedule, budget/financing status, project scope, etc.

  • When required, coordinate the review and/or development and execution of project related construction contracts and architect contracts.

  • Demonstrate a proactive focus on meeting Welltower and tenant project requirements in a timely and cost-effective manner.

  • Demonstrate proficiency in the use and application of all technology as required for assigned projects.

  • Ensure accurate management and internal reporting of all project financial requirements.

  • Comply with all Welltower policies and procedures, including but not limited to ethics and business practice.

  • Maintain a flexible schedule that allows for periodic travel to project sites as assigned.

  • Complete project assignments with emphasis on quality of services and attention to timely response to the internal Welltower team and tenant needs.

  • Provide superior client service.

  • Meet assigned schedule and financial targets, while mitigating Welltower risk at all times.

  • Contribute to the growth of the company.

  • Enhance own professional and personal skills.

TRAVEL


Some out-of-area and overnight travel may be expected.


MINIMUM REQUIREMENTS



  • Bachelor’s Degree from an accredited institution in Architecture, Interior Design, Engineering, or Construction Management is preferred.

  • Minimum five (5) years of project management experience required.

  • Minimum three (3) years of experience in healthcare related development is preferred.

  • Experience dealing with the integration of health care delivery systems, technological innovations, and the increasingly complex regulatory environment.

  • Ability to prepare and track project budgets and schedules.

  • Familiarity with architectural, engineering and furniture and space planning drawings and their use.

  • Ability to travel as required to monitor progress of assigned development projects.

  • Highly organized with strong analytical skills.

  • Organizational skills with the ability to identify and manage priorities.

  • Excellent written and verbal communication skills.

  • Detail oriented approach to job responsibilities.

  • Ability to multi-task and work both in a team environment and independently.

  • Proficiency with Word, Excel, MS Project, PowerPoint, and Job Cost Accounting software.
