Job Description Summary

Responsible for developing and leading a team of Project Managers, Projects Engineers, and Associate Project Managers who execute highly technical Custom Business Space projects across Google's Bay Area portfolio. Ensure that all Project Management deliverables are met including SLA and KPI requirements. Support development of immediate and long-term client goals. Establish the annual Lab Program capital budget including scoping and sequencing of projects, implementing the execution plan and achieving program objectives in a timely and cost-effective manner. Develop strategic vision to advance program objectives, increase value delivered, and tailor project delivery methods to meet client stakeholder short and long term objectives.

Roles & Responsibilities





  • Direct the overall development of new project activities and the activities of all current projects within highly technical Custom Business Space projects across Google's Bay Area portfolio. Work closely with the Sr. PM Lead, Analytics Team and Lab Program Director with regard to proper staffing, future projects, and maintaining proper client relationships




  • Prepare program level reports illustrating program status, project health, financial forecasts and overall program delivery schedules.




  • Maintain alignment with C&W City Leadership and Google Regional Facilities Manager(s) responsible for the buildings located within the assigned geographical zone, and Business Partner(s) responsible for the client stakeholders within the Google product areas.




  • Communicate with C&W's Space Management team and Integrated Facilities Management teams on a regular basis to align and coordinate on client facing communication, strategic coordination, and program activities and goals.




  • Advise the client and other members of the project team with respect to Lab project management. Evaluate and critique the progress of design development, budget and schedule from a client point of view - recognizing that lab projects and building operations overlap and are part of an integrated system




  • Refine existing Project Management services to meet changing client requirements.

  • Cooperate with other personnel to achieve corporate goals and objectives as to quality, service, cost and profit




  • Report to immediate supervisor(s) major problems and findings and results achieved with recommendations




  • Obtain buy in for organizational changes, team commitments, and expenditures in excess of approved budget




  • Establish goals and objectives with timetables for the organizational unit and sub-units supervised




  • Actively search for and select subordinates with approval of appropriate supervisors; delegate to each necessary authority and responsibility for performance of assigned functions




  • Train, develop, motivate and discipline subordinates, as necessary, to meet established goals; review and appraise their work performance




  • Implement government laws and regulations and adhere to established rulings of government authorities




  • Maintain portfolio CapEx plan and assist in preparing forward looking Real Estate outlook




  • Recommends and assists with internal program and process improvements




  • Drives strategic direction of the project management team on the account and internal program and process improvements




  • Manage day-to-day client interaction and expectations




  • Oversee staff, assigns projects to team members and manage performance expectations




  • Manages recruiting strategies and make hiring decisions




  • Provides input for account reporting and KPI tracking as needed







REQUIREMENTS





  • Bachelor's Degree in Construction Management, Architecture, Engineering or a related discipline preferred or any similar combination of education and experience




  • Master's Degree preferred




  • 15+ years of project or construction management experience




  • 10+ years experience with managing technical infrastructure with respect to MEPSF systems 7 or more years of people and team management required




  • Professional License and/or Certifications such as PE, AIA, LEED, or CMAA highly desired




  • PMP certification or ability to pursue




  • Solid understanding of the construction industry, terminology, codes, documentation, and design disciplines




  • Strong knowledge of Google Suite (preferred)




  • Proficiency with project management tools




  • Proficiency with CPM scheduling required




  • Willing/able to travel




  • Strong organization with proven leadership and interpersonal skills




  • Ability to perform duties under deadline pressure in a fast-paced, high volume environment




  • Detail oriented and thorough




  • Proven record of providing excellent internal and external customer service




  • Excellent oral and written communication skills, including presentation skills







PHYSICAL REQUIREMENTS





  • Involves work of a general office nature; typically includes extended periods of sitting and/or operation of a computer for up to 8 hours a day




  • Involves climbing roof ladders periodically




  • May involve periods of standing, such as operating at a copier/fax/scanner




  • Regularly required to talk, hear, and use hands and fingers to write and type




  • Ability to speak clearly so others can understand you




  • Ability to read and understand information and ideas presented orally and in writing




  • Ability to communicate information and ideas in writing and orally so others will understand




  • Regularly required to utilize vision abilities, allowing reading of printed material, graphics, and computer displays
