Project Manager, Land Acquisitions at American Tower Corporation

Job Description:

SUMMARY:

The
Project Manager, Land Acquisitions is responsible for the project management of
real estate acquisition and land leasing activities as it relates to service vendors,
third party brokers, federal sites, and special program interests, with the primary goal of enhancing our land interests on our
existing portfolio.  The
incumbent’s primary responsibilities include, but are not limited to, evaluating
land acquisition and leasing transactions to ensure they adhere to set financial
and business criteria, building ad hoc and standard reporting for management,
auditing and processing service vendor invoices, administering Salesforce reporting,
land database reporting and creation activities, administering and extending
federal leases, project managing special program interests, and assisting the
overall team in meeting objectives.


ESSENTIAL DUTIES:


  • Perform
    valuations for land acquisition opportunities through automated workflow.

  • Audit
    third party bid proposals to ensure they align with set financial hurdle rates.

  • Monitor
    and record closed vendor transactions and provide monthly progress and metrics
    reporting to senior leadership.

  • Track
    results of land acquisition efforts.

  • Support
    third-party vendors’ document and billing requests to ensure accurate bids are
    performed.

  • Audit,
    review and process vendor fee invoices in a timely manner, consistent with
    service agreement payable terms.

  • Work
    with cross-functional groups to create team lead lists and build comprehensive
    quarterly lead lists; assist with allocations to various business leads.

  • Leverage
    software tools to facilitate due diligence efficiency and effectiveness.

  • Train
    teams on documents, tools, and processes.

  • Provide
    to supervisors and senior management status updates and reports on all land
    acquisitions metrics.

  • Administer
    and extend federal leases; and

  • Project
    manage special program interests, such as tower relocations and inactivations,
    collaborative negotiation efforts, and litigation related requests.

SUPERVISORY

QUALIFICATIONS:

  • Proven
    success managing projects.

  • Strong
    understanding of finance fundamentals, including but not limited to discounted
    cash flow analysis and required return analysis.

  • Experience
    in financial modeling in Microsoft Excel.

  • Strong
    relationship-development skills resulting in long-term, mutually beneficial
    client relationships.

  • Self-motivated;
    able to work independently to complete tasks and respond to department requests
    and to collaborate with others to utilize their resources and knowledge to
    identify quality solutions.

  • Strong
    organization, planning and project management skills; ability to prioritize
    tasks for self and team to meet requirements and deadlines.

  • Ability
    to work in a time-sensitive and high volume environment

  • Ability
    to identify key contacts for follow up; excellent ability to communicate
    project and status updates to team and cross-functionally to ensure
    understanding.

  • Good
    strategic and problem solving skills to effectively influence decision making
    in key negotiations.

EDUCATION AND EXPERIENCE:


  • Bachelor
    degree required; concentration in Business Administration, Finance, Accounting,
    Economics, or Law preferred.

  • A
    minimum of 1 year of experience in the wireless tower industry, real estate, or
    finance required.

  • Experience
    managing projects in a high-volume environment is strongly preferred.

ENVIRONMENT:
 

Approximately 100%
performed in climate-controlled internal office environment working under
normal office conditions.  Approximately 5%
travel may be required in support of the position’s responsibilities.

 

While performing the duties of this job, the employee is regularly
required to sit, stand, walk, use hands and fingers to feel and handle, reach
with arms and hands, talk and hear. 
While performing the duties of this job, the employee frequently is
required to stoop, kneel and crouch, lift weight or exert a force up to a
maximum of 25 pounds.
