The Leasing Representative shows and leases available space to prospective tenants, renegotiates leases for existing tenants, and produces/distributes required paperwork and reporting documents.
Interviews prospective tenants and records information to ascertain needs and qualifications.
Retains existing tenants by keeping aware of lease expirations, lease options and changing needs of tenant.
Conducts marketing of existing space, buildings or land by cold calling and networking with brokers, other industry representatives and targeted companies not already located in a Brandywine property.
Conducts lease negotiation for prospective tenants (or renegotiation for existing tenants) by showing space, preparing floor plans, preparing deal sheets and gathering and analyzing financial data.
Inspects vacant space periodically to assure presentability and arranges for maintenance or capital improvements, if necessary.
Tracks local marketing statistics including competitive properties and compiles and maintains listings of available space.
Develops marketing pieces for assigned properties.
Continues to foster working relationships with tenants after the initial move in.
Fosters working relationship with the brokerage, business, governmental and industry communities.
Coordinates preparation of lease documentation with internal and/or external attorneys for new, renewing or lease modifications.
Ensures compliance with company's required lease administration including preparation of final deal sheet, lease abstract, tenant financial review and press release.
Preparation of leasing report cards as required.
Performs special projects as needed and directed by supervisory personnel.
Coordinates with property management and construction personnel to ensure tenant’s construction is completed as required.
EDUCATION and/or EXPERIENCE
Bachelor's degree (B. A.) from four-year college or university;
3 to 5 years related experience and/or training; or equivalent combination of education and experience. Ability to use and learn computer software packages as required.
Proficiency with the Microsoft Suite, Word, Excel and PowerPoint
CERTIFICATES, LICENSES, REGISTRATIONS
Current, valid driver's license and personal automobile insurance.
Real Estate license required for state employee works in.
