Job Description:

Overall Purpose:

Manages and negotiates provisioning and construction of real estate assets for network systems and operations for a large geographic territory.

Key Roles and Responsibilities:

REAL ESTATE: Manages capital budget expenses pertaining to real estate acquisition in wireless DAS and MACRO build plans.. May manage the activities of commercial real estate agents to obtain or locate site properties. Represents the company in public hearings regarding zoning issues. Implements policies and procedures regarding the administration of real property and leases. Works with Legal to develop site leases. Interprets and applies and implements organizations policies and procedures. Responsible for creating budget inputs for the assigned territory or properties. Responsible for reviewing, evaluating and initiating real estate transactions with various entities. Responsible for managing special projects, such as disaster recovery business continuity.

CONSTRUCTION: Manages outside plant construction activities in wireless DAS and MACRO build plans. Responsible for cost estimates, bid sheets, and layouts. Conducts/participates in contract negotiation activities. Manages and controls allocation of resources and materials. Handles zoning issues and building code issues related to construction projects. Interfaces and coordinates with vendors to ensure timely delivery. Manages construction and replacement activity planning. Manages preconstruction activities, including presurvey and site planning. Develops construction schedules and determines staffing needs. Job Contribution: Fully functioning technical professional. Develops new concepts/methods/techniques. Has meaningful team/dept impact.

KNOWLEDGE Subject matter expert within own discipline/specialty area. Applies specialized knowledge of discipline/specialty area standards and work processes. Integrates company experience and deep technical knowledge. Advanced understanding of select AT&T technologies/systems/procedures.

ANALYSIS/PROBLEM SOLVING Solves non-routine problems based on analysis of multiple factors. Independently identifies key issues, patterns or deviations from norm. Works on problems requiring judgment and in depth evaluation of multiple factors. Analyzes/interprets research to evaluate and recommend solutions.

INDEPENDENCE Guided by team goals and operational objectives. Applies judgment to determine appropriate processes and technical area standard; provides technical direction to others in own work area.

CONTRIBUTION TO AT&T TECHNOLOGY Key contributor on diverse projects of moderate scope. Recommends new procedures/processes to drive desired results.

COMMUNICATION Mentors less experienced team members in work area explaining advanced technical information and providing specialized technical guidance. Builds productive internal/external relationships. Collaborates with others in own team or across teams.

Education: Typically a BS degree in Math, Science or Engineering preferred or equivalent related network experience. Experience: Typically at least 5-8 years of successful administrative and/or technical support experience. Supervisory: No. Environmental Requirements: This position may be responsible for contributing to AT&T compliance with environmental laws and regulations as applicable to its job function. This may include, but is not limited to, work related to fuel tanks, emergency and stand-by generators, boilers, hazardous waste, hazardous materials, batteries, manholes and vaults, water wells, linear and other construction projects, water discharge, or air emissions.
