Our Role:

We are looking for a motivated and bright individual like you to fulfill a Performance Associate role within our dynamic environment. This individual will work closely with each Portfolio Management team and will be responsible for reporting and analyzing performance results for each fund and the firm.  This individual will be expected to assist in historical data clean up and current quarter submission to external performance attribution provider for all US Open End products.  This position involves direct interaction with multiple internal PGIM Real Estate partners, including portfolio management, fund operations, transactions, research, marketing, legal, and valuations.

Your Impact:

Data Management Reporting & Modeling:


  • Compilation of AUM from various sources to produce: Management Dashboards; Fund level questionnaires; and Data for RFPs & DDQs.

  • Compilation of various funds/regions property list to Produce: Master Property Listing; Management Dashboard; and Marketing Materials.

  • Assist in working with the Information Management System team focusing on the automation of fund performance reporting.

  • Fund model review and any data or reporting assistance.

  • Design models to assist in streamlining data for efficiency.

  • Provide data and analytical support as needed for Firm wide data initiative.

Performance Measurement and Attribution Analysis:


  • Assist in working with external performance attribution provider to clean up historical data submission for three open end funds and assist in accurately submitted current quarter results.

  • Review performance attribution reports released by provider for accuracy.

  • Generate client facing attribution analysis that focuses on both qualitative and quantitative analyses. Streamline data models for efficiency.

  • Assist in generating Performance Attribution for funds not covered by external provider’s attribution service.

  • Assist in quarterly benchmark analysis and other performance analysis.

  • Compilation of performance data for all global funds to produce: Firmwide performance reports; Management Dashboards; and update internal databases.

  • Assist in performance analysis for Advisory Council for all funds requesting assistance, as needed.

  • Assist in working with portfolio managers on ad-hoc performance analysis necessary to manage the fund strategies.

  • Assist in developing performance calculation models in Excel.

GIPS – Global Investment Performance Standards


  • Assist in all aspects of maintaining GIPS compliance including generation of GIPS compliant presentations and maintenance of Policies & Procedures.

  • Work with external verification firm to assist in yearly verification and performance examinations

  • Work with Marketing and PGIM RE Compliance to make sure the Firm adheres to the GIPS Standards

  • Special projects associated with GIPS Compliance

NCREIF, MSI/IPD and Industry:


  • Participate and learn industry trends and assist in any efforts on behalf of PGIM

  • Gain an understanding for the various data/performance sources available by MSCI (Data Portal) and NCREIF (Query Tool)

  • Participate in NCREIF and MSCI Conferences as needed

Your Required Skills:


  • Bachelor's degree in Finance, Accounting, Economics, Mathematics, or related field. 

  • 3 to 5 years’ experience in a performance analysis or related field.

  • Strong knowledge of Excel, including pivot tables and advanced modeling capabilities.

  • Basic knowledge of NCREIF performance and IPD performance measurement and attribution methodologies preferred.

  • Knowledge of performance attribution methodologies.

  • Understanding of basic real estate terms and concepts.

  • Understanding of various types of performance calculations (IRR, TWR) and various performance statistics.

  • Understanding of basic finance concepts such as NOI returns, cash flow returns, internal rate of return (IRR), present value/discounted cash flow, time weighted returns.

  • Knowledge of GIPS.

  • Strong quantitative skills and demonstrated analytical ability, including knowledge of geometric and arithmetic performance attribution.

  • Demonstrated ability to meet competing deadlines in a fast-paced environment and work well under time constraints.

  • Demonstrated skills in working effectively in teams at a high level of collaboration.

  • Strong organizational, interpersonal and communication skills and the ability to convey complex data in an easy, concise, and simple manner.

  • Self-starter and intellectually curious.

  • Computer proficiency with a strong working knowledge of the suite of Microsoft Office applications
