Position Title:  Acquisition Specialist (5E)


 


Position Summary


Responsible for negotiations with landlords and landowners to optimize the company’s asset portfolio by enhancing the term of the assets, eliminating rental expense, and acquiring additional revenue, all in accordance with Crown Castle objectives that impact the overall gross margin and contribution to AFFO.


 


Essential Job Functions



  • Negotiate land purchases, perpetual easements, lease extensions, pre-payments with landowners to secure the site.

  • Negotiate lease deficiencies, site expansions, and term extensions to optimize operations of the site.

  • Review ground leases and access easements for current terms, potential deficiencies, and determination of negotiating strategy.

  • Coordinate with Legal to ensure proper transactional documentation is obtained.

  • Prepare financial models for transactions. Verify accuracy of rent and expiration dates.

  • Verify marketability/demand of existing space for future tenants in conjunction with applicable local Area Sales staff.

  • Prepare Letter Agreements, Crown documentation, and required supporting supplemental information for Property Committee review.

  • Track and update status of negotiations and forecasting in LRM database.

  • Communicate activities with team members and other departments as needed.

  • Manages special projects or tasks as assigned by the management team.

  • Projects may include duties such as assistance with the support and training of peers, process improvement, and portfolio specific work.

  • Keep Real Estate Acquisition Manager informed of all activities, challenges and issues.

 


Education/Certifications



  • Bachelor’s Degree in Business or related field and/or equivalent work experience

  • Real estate license preferred

 


Experience/Minimum Requirements



  • Five (5) + years experience in site acquisition, real estate negotiation, or other negotiation/acquisition related transactions

  • Experienced with quota drive sales or sales related environment

  • Real estate, sales or legal negotiation experience

  • Must be self-motivated, while also possessing the ability to think outside the box and identify creative solutions to issues

  • Ability to build rapport with prospects through clear communication, industry & territory knowledge

  • Ability to work independently to manage assigned portfolio assets while simultaneously partnering with various cross functional teams.

  • Ability to quickly learn and navigate internal directories and databases

  • Ability to read and comprehend legal documents such as ground leases, easements, deeds, land purchase contracts, mortgages, title policies, subordination and non-disturbance agreements

  • Ability to read and comprehend legal descriptions, surveys and CAD drawings

  • Proficiency in MS Office (Word, Excel, Outlook)

  • Ability to prioritize work by determining order of importance, while maintaining the ability to reprioritize effectively with limited notice or direction.
