The Lead Senior Living Advisor is responsible for building and maintaining high occupancy levels at the Community. This position oversees the coordination, management and leadership of all sales and marketing activity of the Community.

 

Areas of Responsibility:


  • Recruit, manage, train, motivate, and evaluate Sales & Marketing (S/M) associates according to Company policies and procedures.

  • Utilize payroll software platform to schedule S/M associates so that the Community has associates on duty six or seven days per week, based upon occupancy.  This also includes scheduling for appropriate coverage during peak holiday time frames.

  • Oversee and monitor that the S/M associates are properly accounting for hours worked.  Review the time clock records with the Business Office Manager on a timely basis.  Submit new hire paperwork as required. 

  • Present the Community to prospects using relationship-based selling techniques. 

  • Provide ongoing customer service and first impressions training to Community associates. Every associate must be sales and customer service oriented.

  • Coordinate new resident orientation with the Executive Director (ED) and Department Heads so that a smooth resident transition occurs.

  • Work with Maintenance and Housekeeping to coordinate move-ins and move-outs.

  • Perform daily inspection of models and weekly inspection of market-ready apartments and follow up with Housekeeping and Maintenance departments as appropriate.  When applicable, identify and obtain approval from resident ambassadors to show occupied resident apartments to prospects.

  • Plan and manage sales and marketing budget within approved guidelines and according to Company policies and procedures. 

  • Maintain knowledge of local competition by performing periodic visits to update competitive analysis document.  Advise ED of major market changes to competitive set.

  • Develop and enhance Community image and reputation through appropriate public relations activities.

  • Coordinate a sales strategy that maximizes prospect interactions and time in the selling zone.

  • Document prospect and referral interactions in the Company approved database. 

  • Finalize all Applications for Residency for approval by the ED utilizing the Resident Selection Criteria set forth by the Company. If applicant is denied, the ED or other designated representative of the Community is responsible for informing the applicant of the decision, offering other housing options available, and answer any questions.

  • Distribute Move-In Survey after 30 days of occupancy.

  • Establish monthly and annual sales targets that support achievement of Company goals and ownership objectives.

  • Develop annual marketing and media plans and perform quarterly reviews, updates and modifications to the plans.

  • Keep front desk and all departments informed of the move-in and move-out status of residents and all scheduled prospect visits. 

  • As needed, advise the ED of any suggested rate or fee adjustments to meet the financial goals of ownership and remain competitive in the market.

  • Work closely with the ED on ad development and placement.  


  •  Respond to and follow up on sales inquiries received via telephone, Internet, and/or through personal visit.

  • Oversee the administration of the Sales & Marketing department according to Company policies and procedures and submit relevant reports and narratives as required.

  • Track and maintain a sufficient inventory of collateral materials and promotional items.

  • Plan, host and attend purposeful marketing events.

  • Coordinate and/or visit residents in the hospital and/or rehabilitation centers to maintain contact with the resident while they are temporarily away from the community.

  • Attend and participate in training to develop relevant sales & marketing knowledge and skills.

  • Must know and follow all guidelines in the Vehicles policy.

  • Attend and participate in all meetings and training as directed by Company policy and the ED.

  • Provide services and interactions throughout the Community which delight residents, prospects, and the greater community, with inspired experiences which result in referrals and high occupancy.

  • Maintain professional standards of personal appearance and grooming to reflect sales ability, leadership and integrity, which includes wearing proper attire and name tag when on duty.

  • Be watchful of signs that residents are not able to function independently or a change in resident’s behavior. Report all signs to the ED following the Company policies and procedures.

  • Report any and all deferred maintenance, vandalism or hazardous situations to the ED as discovered and take appropriate action as necessary.

  • Ensure understanding of and compliance with all regulations regarding residents’ rights.

  • Maintain confidentiality of all pertinent resident, associate, Community or Company information deemed as such.

  • Other duties as assigned.

Special Requirements/Certifications:


  • Must be a minimum of 18 years of age. State specific guidelines may apply.  

  • Bachelor’s Degree in business, marketing or communications or equivalent experience.

  • Minimum 3 – 5 years sales management experience.

  • Experience in relationship-based sales of services or intangibles is a plus.

  • Proven track record of new business development and closing skills required.

  • Must possess high-energy/enthusiasm, leadership, rapport building, and superior verbal/public     speaking skills.

  • Must be a self-starter and possess the ability to train and coach others.

  • Good working knowledge of Word, Excel, and experience working with a CRM is required.

  • Must have, or be willing to obtain, CPR/AED certification.

  • Must be able to work independently within a team context.

  • Must have a positive Criminal Background Screening. 

  • Must be able to pass a physical having no sign or symptoms of a communicable disease including tuberculosis where required.  Freedom from tuberculosis must be documented on an annual basis where required.

  • The Community is a drug free workplace; associates are subject to adherence to the Company Drug-Free Workplace policy.

  • Must have a means of transportation.

  • Must possess a valid driver’s license for the vehicle being operated.

  • Must have an acceptable Department of Motor Vehicle (DMV) record; the record must be reviewed annually.

  • Must be considered to be insurable by the Community’s automobile insurance carrier.

  • Must not have the following: 

  • Driver’s license denied or revoked within the last three (3) years.

  • Two (2) or more suspensions (with reinstatement), within three (3) years or currently suspended license without reinstatement.  Suspensions for certain offenses will not be considered for the purposes of this requirement, i.e.: unpaid tickets, failure to appear, underage use of tobacco, and failure to pay child support.  

  • Any major DMV conviction in the last five (5) years.  Major convictions include, but are not limited to: DUI, DWI, speeding in excess of 25 mph, reckless driving, careless driving, vehicular homicide, manslaughter, or any conviction punishable by incarceration.

  • Two (2) or more at fault accidents within the last three (3) years.

  • Three (3) or more moving violations within the last five (5) years.

  • Must be able to pass a driving safety test while driving the Community vehicle.

  • Must be at least twenty-one (21) years of age but not more than seventy (70) years of age. If over 70 years of age, the driver must provide documentation from their primary care physician that they are capable of operating the assigned vehicle. This documentation must be renewed every year.
