The firm has offices and operations in more than 60 countries across more than 5500 properties, totaling approximately 75 million square feet. The Global Real Estate (GRE) team consists of more than 400 employees, executing 10,000 capital projects per year globally totaling nearly $2 billion a year in design, construction and capital investment.
We are seeking a Global Design & Construction (D&C) Major Projects & Program Governance Lead to join the GRE team, who will report to the Global Head of Project Execution Center of Excellence and will be based in Jersey City, NJ.
Responsibilities:
Major Projects Governance - Projects >$25MM
Responsible for approving the overall strategy including project delivery method for major projects and supporting the regional teams in delivery
Assist in developing procurement strategies including contract type for major projects to ensure the best route to market and delivery informed by the firms strategic objectives
Subject matter expert on major projects providing advice to regional teams on delivery of major projects
Support negotiating and agreeing development agreements and major consultant agreements
Support risks assessment to inform the decision on traditional versus developer-led delivery
Support Portfolio Management and the reginal teams in the initial project diligence
Work with Portfolio Management to develop financial models and to review zoning and other restrictions and considerations
Work with legal to develop commercial terms, and legal agreements
Identify and promote innovation in major project delivery
Ensure that major projects are completed within budgets and schedules while meeting business objectives and global design guidelines
Review all major projects governance reporting and key project health indicators including cost estimates, anticipated cost reporting, project schedule, early warnings/risk register, cash flow and project close-out by utilizing the Project Management System
Work together with the D&C Program Management Office (PMO) for implementing improved reporting.
Coordinate the development of priorities for new technologies and tools to streamline project planning and delivery.
Supports the enforcement of policies and procedures
Program Management for GRE and non- GRE initiatives
Responsible for program management of global GRE and non-GRE initiatives
Partner across business areas within JPMC to define the program requirements, scope, plan and budget (both within GRE as well as other GRE partners, i.e. Global Technology Infrastructure and AV Global Security, Amenity Services, etc. )
Management of project team engagement including scopes of work, contract review, and procurement
Partner with GRE Regional teams for program execution and sign-off
Responsible for receiving global budget approval
Responsible for managing the program's budget, monitoring expenditure and ensuring that the program realizes its financial & business benefits.
Responsible for tracking individual project health (approvals/spend/status/etc) against the approved global budget
Responsible for resolving issues across project teams, individual project stakeholders
Responsible for managing risk and taking corrective measures to resolve issues
Responsible for managing communication across all stakeholders
Responsible for maintaining the program documentation, including all plans, and timelines
Work with D&C PMO and CAO Tech to enhance our overall global reporting with these initiatives
Key contact for all non GRE partners (Global Security, Global Technology Infrastructure and AV, Amenities Services, Art and History)
Experience and Qualifications
Minimum 12 years of progressively responsible experience in construction industry managing large scale projects for high profile corporate clients
Proven track record of managing simultaneous capital projects ranging from $25M to over $100M
Deep Knowledge in construction techniques, systems and materials, building trades, local codes, contract law and administration, and personal computer software applications (Word, Excel, MS Project)
Bachelors degree in Management, Architecture, Engineering, Construction Management or related field.
Master's degree in Construction Management, Engineering, Architecture, or related field is preferred.
Experience working with industry-leading consultants, construction managers, vendors etc. and ability to work with them to deliver high quality programs
Knowledge of best-in-class practices to deliver these programs
Ability to learn proprietary Project Management software quickly & effectively
Exceptional time management skills and the ability / presence of mind to escalate issues when required
Expertise in building and managing detailed construction budgets and schedules, alternative procurement models, and change management protocols, etc.
Ability to balance meeting budgets with quality and timeliness
Ability to collaborate effectively
Experience in working with global teams and adjusting to time zones, with familiarity and willingness to continuously learn about regional and cultural differences
Exceptional all-round communication skills in receiving, delivering, and broadcasting information to effectively inform senior management
