Job Description:

Position Summary:

The Market Maintenance Technician is responsible for the repair and maintenance of the properties in their assigned market as directed by the Regional Operations Manager.  The Market Maintenance Technician will be required to travel 90% of the time to different locations within their market, and may be required to stay overnight at these locations.

I. Position Responsibilities: Essential


  • Ensure the building is properly maintained by repairing any damaged siding, gutters or any minor repairs on the exterior of the building including painting as well as following a preventive maintenance schedule for pressure washing

  • Complete any minor repairs needing cement work such as curbs

  • Maintain parking lot that would include repairs to pot holes and painting/touching-up parking stripes

  • Replace flooring in guest rooms, carpet and LVT

  • Repair/replace broken and missing tile

  • Repair PTAC units

  • Repair/replace 220Volt stovetops 

  • Repair/replace kitchen shutoff valves, flanges, mixing valves, water heaters, etc.

  • Assist Property Maintenance Technicians with rooms repairs to include but not limited to drywall repairs, paint, and general repairs

  • Perform scale flush, cleaning, etc. of heat exchangers

  • Order maintenance supplies to ensure all necessary items are ordered to complete maintenance duties and responsibilities

  • Assist in training and hiring of property maintenance staff

  • Complete work orders as directed by the Regional Operations Manager in a timely fashion and to the satisfaction of the Regional Operations Manager and General Manager

  • Provide excellent service to both guests and property staff

  • Respond to emergency calls on a 24-hour basis

  • Identify life/safety issues and inspection issues

  • Notify Supervisor immediately of any safety, security and/or violations of policy

  • Notify Supervisor of any guest concerns

  • Assist with completion of capital expenditure projects as needed

  • Perform preventive maintenance on all properties in assigned areas

  • Travel and/or overnight stay will be required

II. Essential Skills/Credentials/Experience/Education


  • High School diploma or GED preferred

  • Willingness to uphold company standards

  • Follow instructions, directions.

  • A valid driver’s license, current auto insurance, and a functioning automobile are required.

  • Ability to compose and express thoughts in a clear and understandable way to ensure effective communications.

  • Ability to manage multiple activities often in stressful situations.

  • Possess working knowledge of air conditioning systems and equipment, including installation, maintenance and repair.  Knowledge of general safety procedures such as selecting proper wire and fuse sizes and more.

  • Possess knowledge and ability to perform a variety of general maintenance repairs.  Ability to troubleshoot equipment and identify needs and parts.

  • Possess working knowledge of electrical systems and components, electrical supplies and materials and the proper application of the same.

  • Possess skill and ability to operate hand and power tools (drills, volt-OHM meter, amprobe, etc); dial indicators and testing equipment for air, water balancing and control calibration.

  • Ability to organize oneself and one’s work and the ability to work with limited supervision.

  • Working knowledge of split systems, boiler rooms and oil pumps is strongly encouraged.

III. Mental and Physical Demands 

Physical Demands: 


  • Indoor and outdoor work with hard, carpeted & concrete surfaces.

  • Work on uneven surfaces in hot, cold and wet conditions, climb and stand on ladders at heights of up to approximately 30 feet.

  • Exposure to extreme weather conditions, cold & heat

  • Ride in elevator to floors.

  • Visual ability to read manufacturer instructions and the ability to discern various colors of electrical wiring.  

  • Ability to work long hours on a regular basis (which may include weekends), as business conditions demand

  • Frequent walking, standing, climbing, balancing, stooping, kneeling, bending, crouching and/or crawling throughout the day.

  • Lifting and carrying over 50 lbs and occasionally up to 100 lbs. Ability to reach with arms outstretched or overhead.

Travel Demands: 


  • Traveling by car in the local/regional market on an everyday basis

  • Overnight travel appx 90% or more – flying or driving
