Operations Facility Manager

Job Summary:

The Facilities Manager manages Critical Facilities engineering operational processes, preventative and predictive maintenance, safety programs and technology tools. Accountable for overall operational reliability of a critical Tier III data center and its supporting infrastructure. Extensive knowledge of data center MEP, fire protection systems, maintenance and repair operations and auxiliary systems. Updates and manages the CMMS system and preventive maintenance program. Key point of contact responsible for facilitation of high priority work orders; works flexible hours and is on call 24/7. Works in an Operations & Maintenance organization which provides a variety of services within a 24/7/365 environment. Understands data center infrastructure topology. Understands elements of tier standard operational sustainability concepts and methodologies

Essential Duties and Responsibilities:

Conducts periodic audits of maintenance activities to ensure procedural compliance with OEM guidelines and established protocols. Owns and improves environmental Health and Safety procedures and safety PPE using best industry practices and principles.

Audits and maintains spare parts inventory at each location to minimize mean time to repair (MTTR) of unplanned events from equipment failures and reduce mean time between failures (MTBF) of unplanned events.

Drives documentation and standardization of maintenance procedures across the business. Ensure Preventive Maintenance Work is performed as planned

Ensure Work Order Service Level Agreements are in place and achieved

Ensure all fixed scope and cost contracts are completed as per the agreed upon contract

Providing quick and concise feedback to client concerns and opportunities

Providing required communication to the Citadel Facility, Critical Infrastructure and Move, Add & Change teams

Performs annual evaluations of Critical Facilities Engineering operations for Continuous Improvement in operations; identifies and improves KPI metrics to gauge the efficacy of PM/PdM programs and adjusts them accordingly.

Service Level Agreements. Measuring performance is critical for continuously improving services. This position will drive the service levels across the portfolio, working closely with the site-based engineering team and key client personnel to develop specific performance metrics that are based on business strategy and operational and business requirements.

Performance Audits - This position will be responsible for implementing a pro-active audit process for the following areas:

- Janitorial

- Preventive Work Orders

- Building automation System (NYC only)

Owns ongoing enhancements to CMMS and performance reporting to fully leverage CMMS capabilities to help identify opportunities for risk reduction, reduce unplanned events and anticipate potential failure modes within supporting infrastructure.

Participates in primary layer for breakdown/triage team response in escalation tree.

Escalates to ODC Contract Owner as situation warrants and prepares best available facts and

Supports the maintenance activities of the Operating Engineers in their duties.

- Ensuring high staff productivity and morale by working and ensures staffing with carefully selected people

- Ensuring the correct staff and skill level to meet customer demand while maintaining the budget

- Responsible for creating an environment that gives team members and teams responsibility/authority to achieve goals, and then hold the team and team members accountable for accomplishing them.

- Responsible for the achievement of assigned team member's responsibilities by providing guidance, mentoring, coaching and feedback to team members. Establish performance objectives, expectations and regular appraisals against those objectives and expectations.

- Ensure associate growth and development through mentoring and training.

Manages the site employee training matrix to ensure all team members are current.

- Responsible for ensuring effective customer satisfaction, service and relations by implementing processes and technology to deliver quality products and services responsible for creating a consistent operational image, implementing account wide initiatives and producing a quality product in accordance with company standards responsible for driving continuous improvement and innovation throughout the account.

Education:

B.S. Degree from an Accredited University or graduate of a certified technical school with 10 or more years of Data Center site experience

Qualifications:

5 to 7 years working in Tier 2, Tier 3 or Tier 4 Data Center(s).

Minimum of 7 years' experience in O&M or Supervisory roles.

Licenses/Certifications:

Licenses and Professional Accreditations
Professional designations may include: FMA, CFM, Accredited Operations Specialist, Professional or Expert, OSHA 10 HR or 30 HR
