The Foreclosure Specialist II is responsible for monitoring the foreclosure action to ensure that the investor and/or insurer timelines and guidelines are adhered to from the first legal action to marketable title. This position monitors daily and monthly system reports and is responsible for updating and maintaining accurate records. The Foreclosure Specialist II is responsible for working with the Loss Mitigation and Bankruptcy department to ensure the foreclosure action is timely placed on hold as applicable and not being delayed unnecessarily.
PRINCIPAL DUTIES AND RESPONSIBILITIES

- Monitors the attorney to ensure all pleadings are filed timely and accurately in accordance with the investor and/or insurer guidelines to minimize losses. Reviews all loans on a monthly basis to ensure the time frame is in compliance with FHA, VA, MI companies and Investors and updates the loans servicing system with the status. Performs an account review 30 days prior to the foreclosure sale for SCRA and completes Certificate to Proceed with Foreclosure Sale.
- Calculates figures during the foreclosure action (i.e. reinstatement, payoff and judgment) and which are provided to the attorney. Prepares bids according to investor and/or insurer guidelines to eliminate potential losses.
- Reviews executable documents for accuracy.
- Ensures invoices for fees and expenses are paid timely and within the amounts allowed by the investor and/or insurer; ensures taxes and insurance are paid prior to the foreclosure sale if applicable.
- Monitors cases on hold for bankruptcy and/or Loss Mitigation to ensure files are either removed or resumed.
KNOWLEDGE, SKILLS and ABILITIES:
- Working knowledge of FHA, VA, conventional, FHLMC, FNMA and private investor guidelines regarding foreclosure guidelines
- General knowledge of legal documentation and procedural steps to advance the foreclosure process
- Basic math skills (addition, subtraction, multiplication, division).
- Working knowledge of CRT or PC
- Ability to organize work flow and conduct tenacious follow-up.
- Ability to multi-task
- Ability to communicate effectively and courteously, and to gain information from individuals/customers by asking appropriate questions.
This level of knowledge is normally acquired through completion of Associate's Degree in a business related field and 3 - 4 years of experience in default servicing; or 5 - 7 years equivalent work related experience.
