The primary responsibility of the Assistant Maintenance Supervisor is to assist the Maintenance Supervisor (MS) in maintaining and operating the physical aspects of the Property.

Areas of Responsibility
• Assist the MS in the preventative and routine maintenance programs to ensure that mechanical equipment, building structures and grounds are properly maintained. Update preventive maintenance program (on-line maintenance management system) as appropriate to ensure proper documenevoltation.
• Assist the MS in the safe operation of all mechanical equipment through routine physical inspections.
• Assist the MS in maintaining the company vehicles.
• Assist the MS in performing necessary maintenance and repairs in the apartments where specifically authorized by work orders.
• Assist MS in maintaining necessary records and inventory controls to ensure that adequate maintenance supplies are on hand and to prevent theft.
• Assist MS in maintaining operating manuals for mechanical and maintenance equipment.
• Assist MS to ensure that all maintenance work and storage areas are maintained in a safe, organized and clean manner.
• In the absence of MS ensure department complies with all company policies/procedures, maintenance of administrative duties and proper communication with Community Director.
• Follow OSHA and Company guidelines relating to Lock Out Tag Out procedures that are approved for the Property and follow all OSHA standards for safe working procedures.
• Follow the Property Hazard Communications program.
• Must be able to assess problems in all phases of building maintenance and repair in a timely manner.
• Identify any dangerous practices or equipment observed while working in resident's apartments and report same to the MS.
• Attend and participate in all meetings and training as directed by Company policy and the MS.
• Maintain high standards of personal appearance and grooming, which include wearing the proper uniform, safety shoes and name tag when on duty.
• Report any and all deferred maintenance, vandalism or hazardous situations to the MS as discovered.
• Ensure understanding of and compliance with all regulations regarding residents' rights.
• Maintain confidentiality of all pertinent resident, associate, Property or Company information deemed as such.
• Other duties as assignedSpecial Requirements/Certifications:
• Must be a minimum of 18 years of age.
• High school diploma or equivalent required. Technical school diploma preferred.
• Minimum of one (1) year maintenance-related experience including working knowledge of plumbing, electrical, carpentry, painting, and HVAC systems.
• HVAC and other related maintenance certifications preferred
• Must be an independent worker with effective communication skills able to multi-task and be organized.
• Must be computer literate, with a working knowledge of Microsoft Office products and comfortable learning and using other company software (i.e.: on-line maintenance management system, accounting system, and on-line learning management system).
• Must possess good decision-making skills and have a sense of safety awareness.
• Must have a positive Criminal Background Screening.
• Must pass a physical having no signs or symptoms of a communicable disease including tuberculosis where required. Freedom from tuberculosis must be documented on an annual basis where required.
