What you will do

Under minimal supervision, this position is responsible for managing building and system installation, over multiple phases, to ensure that the building is constructed to meet the O&M Work contract obligations and assure long-term operations success. The role requires coordination and oversight of work with engineers of all disciplines, architects, project managers and clients to support the scope of work. This role requires maintaining a good working relationship with the constructor and its subcontractors as well as the Client.

Develop and maintain a good working relationship with the Client and its staff

Provide leadership for building and system installation review to ensure that the building is constructed to meet the O&M Work contract obligations (understanding construction specifications, commissioning requirements and TPs requirements)

Contributing to PIP's discussions on issues that may influence the O&M outcomes

Position the O&M operations for long term project success

Attend meetings with the consortia and the client

Support efforts and complete projects in conjunction with Mechanical Engineers, CAD Drafters, engineers in all contributing disciplines, architects, and the project managers

Work closely with project teams and clients to support scope, involvement could include: Design Documentation; Developing criteria with the client; System Conceptualization; Feasibility Studies; Developing system alternatives and supporting equipment selection

Field observations and inspections, design support, commissioning support, Quality Assurance / Testing

Review of code and regulatory documentation and review of operations and maintenance documentation

Develop operational policies guided by project specifications

Following completion of Design and Construction Work:

Maintain and support a safe working environment

Warranty management

Maintain a good working relationship with Amtrak and its staff

Monitor key metrics and implement strategies and controls to maintain or improve performance

Meet team objectives including cost savings, work order efficiency, route efficiency, carbon footprint reduction and customer satisfaction metrics

What we look for

Preferred

Public and Transit building maintenance and trade knowledge is an asset

Energy management experience/knowledge

Development and/or adherence to critical environment policies and procedures

Knowledge, experience with development and/or practice with emergency management plans

Minor works project experience involving the affected operations.

Major works project impact experience in dealing with existing operations that may include such groups as occupational health & safety, administration, critical environments, etc.

Major works project experience in dealing with architects, design engineers, general contractors, mechanical & electrical contractors, special systems installers, etc.

Familiarity with Mechanical Systems (HVAC, Boilers, Chillers, Pumps, CRAC Units, etc. )

Experience working on mission critical projects

Experience with post construction warranty period review and rectification by applicable contractor

Development and maintenance of site-specific documentation and quality assurance information

Subcontractor management

Financial accountability and reporting for building (e.g. budget management etc)

Ability to understand, interpret and comply with contracts and contractual requirements

Undertaken hazard and risk assessments

Staff management

Commitment to customer satisfaction

Good communication - both verbal and written
