As a Building Engineer, you will serve as a Systems Operator, as well as, professionally respond to tenant requests and the public as required. This position is also responsible for effectively and efficiently operating and maintaining all HVAC and MEP equipment, and overseeing maintenance work. Key Responsibilities:
Maintain superior appearance and working condition of the HVAC and MEP equipment under the supervision and direction of the Chief Engineer; perform general maintenance and limited operations as needed
Develop and maintain positive tenant relations through prompt, courteous response to tenant requests; maintain a professional appearance and calm demeanor at all times
Operate equipment as necessary within the guidelines set forth by the Chief Engineer to assure proper building functions
Assist in complying with all city, state and federal safety and environmental laws, codes, standards and regulations
Assist in the ordering, stocking and inventory of parts and supplies
Induce water treatment chemicals in the heating and cooling systems at the proper amounts and times
Perform chemical analysis tests as set forth by the supervisor, reporting any abnormalities and substandard results
Perform preventative maintenance and repairs on all mechanical equipment as outlined by the Chief Engineer to include, but not limited to: pumps, chillers, boilers, air compressors, and air handling units
Maintain building logs and files, where appropriate; report and document any incidents that occur on the property
Primary Requirements include:
High School Diploma or equivalent
Minimum of 2 years’ experience in commercial HVAC
Experience operating a large tonnage chiller plant
Knowledge of basic hand tools such as socket sets, wrenches, pliers, screwdrivers, saws, hammers, etc.
Knowledge of power tools (pneumatic, electric, or engine drive), drill motors, saws, grinders, impact wrenches, etc.
Ability to use deductive logic for troubleshooting equipment
Excellent verbal and written communication skills
Working Conditions:
Evening, weekend and/or on-call work is occasionally required; approximately 20% of the time will be spent working outdoors.
