As a District General Manager, you will be
accountable for the overall management, direction and coordination of your district
center operations.  Your primary
objective is to ensure corporate operations objectives are met or exceeded for
NOI growth and rent collection with quality results that consistently improve
the profitability of the shopping centers and subsequently the investors.  You will achieve these objectives through key
supervisors in operations, marketing, specialty leasing and common area
operations including third party contractors.



We are looking for a District General Manager with demonstrated experience in the following areas:
 
Strategic & Financial


  • Review and approval of strategy and plan development for all centers
    within respective district

  • Develop district level business plan, resource and succession plan

  • Approval of JV budget and representative at JV meetings

  • Work with and influence District General Managers to build Center
    master plan with new business initiatives

  • Make logistical and
    administrative decisions affecting the district.

  • Utilize district, regional and corporate resources (Development,
    Marketing, Leasing, Specialty Leasing, etc.) to maximize, develop and grow
    overall district business

  • To exceed NOI target for district

Operational

  • Promote a high performance culture by setting clear expectations,
    holding teams accountable, facilitating a productive work environment,
    collaborating with functional and project teams, and setting goals that focus
    the district on key drivers that impact growth and profitability

  • Responsible for
    compliance across the district centers; ensure district disaster recovery plan
    is in place; represent the business in legal matters as required

  • Identification of
    efficiencies across the district group; ensure the maintenance of an adherence
    to corporate policies at the district level

  • Responsible for
    setting up, coordinating, and arranging the RAM district tours

 
Customer Focus/Team

  • Develop Key Staff within the district by evaluating and providing
    performance feedback, seizing all coaching and training opportunities to drive
    revenue and achieve key performance indicators while managing expenses to
    increase profitability, and facilitating a team environment to meet district
    and/or company objectives

  • Leverage community activity across the district group; build
    relationships with state based local government agencies; represent Westfield on business related organizations

  • Identify opportunities to utilize staff across the district centers in
    the most effective manner

  • Sign off on objectives and development plans of all Managers in the
    district; coaching of district center Managers related to strategy, marketing
    and leadership

  • Act as a point of contact for district centers

 

The minimum requirements and skills
include
:


  • 10+ years of
    progressive experience in center management level positions

  • Strong business acumen, strategic orientation, and general operations
    experience

  • Retail or Shopping Center industry knowledge, experience and expertise
    required

  • Ability to influence key decision makers and creative breakthrough
    strategies and plans within the district

  • Strength in leadership, strategy,
    marketing, financial management and people management; be a team player

  • Exceptional communication skills, clear, concise and professional
    representation is expected

  • Ability to motivate district team to produce quality performance and
    results within tight timeframes and budgets while simultaneously managing
    several projects

  • Knowledge for real estate and/or retail development, leasing and
    operations

  • Strong analytical capability, especially in understanding retail
    trends in retail/property and marketing principles

  • Successful P&L knowledge and experience of multiple locations

  • Strong, self-starter type leader (driven)

  • Innovative with a hospitality touch for a
    premium center / customer point of view

  • Ability to handle crisis and security situations

  • Relationships with governmental authorities / PD

  • Team builder/leader/mentor

  • Decision maker with ability to think outside the
    box

  • Financial acumen

  • Goal-oriented

  • Resourceful project manager with ability to work
    across departmental lines
