Maintenance Assistant at Kaiser Permanente

Essential Responsibilities:
  • Hanging of objects not requiring backing.
  • Replace batteries and light bulbs in hand held/portable devices.
  • Adjust and repair modular type furniture, adjust shelves, raise and lower components.
  • Replace drawer glides, drawer handles, and hinges.
  • Remove/replace/relocate chart holders.
  • Re-hang signs (direction, room, and office).
  • Replace ceiling tiles.
  • Adjust time clocks.
  • Remove keys stuck in desk locks and lockers, duplicating keys.
  • Open lockers to retrieve keys.
  • Delivery and inventory of med. gas bottles to floors.
  • Changing wheels on mobile type carts.
  • Assist Operating Engineer in preventive/corrective maintenance. Examples: Boilers: Help dismantle, clean, vacuum tubes, assist Engineer in preparing boilers for inspection. Chillers: Help punch tubes, clean exterior of unit. Air Handlers: Help clean inside plenums, change filters.
  • Change water filters.
  • Adjust and tighten door hardware.
  • Temporary carpet repair.
  • Repair or replace lavatory faucets, to include seats, washers, and cartridges.
  • Adjustment/repair of furniture, chairs, wheelchairs.
  • Lower and raise office chairs, minor laminate repair, and leveling of desks.
  • Use of plunger and hand held auger.
  • Replace televisions.
  • Change light bulbs and fluorescent tubes.
  • Perform monthly inspection of fire extinguishers, eyewashes, and emergency showers.
  • Repair of manual window blinds, privacy curtain track mechanisms.
  • Repair addressographs.
  • Replace low voltage pillow speakers.
  • Conduct environmental rounds to ensure rooms and area furnishings are maintained and repaired.
  • Utilize CMMS as required (to close the loop) on maintenance, repair and remedial activities.
  • Replace electrical wall cover plates.
  • Adjust T-Stats for customer comfort level.
  • Carry out maintenance painting of stationary equipment and mechanical room floors.
  • Un-crate, assemble, and move items as directed.
  • Replace desk and cabinet locks.
  • File/maintain blueprint archive.
  • Removal/replacement of A/C and light diffusers for cleaning.
  • Clean mechanical and electrical areas including machinery and filters.
  • Pick up parts, supplies, and equipment for the engineering department from local vendors using company vehicle.
  • NOTE: Tasks deviating from the general scope of this list will be reviewed by the parties prior to implementation.
  • Acceptable List of Electrical Power Tools (up to 120 volts):
  • Drill/Drill Press
  • Dremel Type Tool
  • Bench Grinder
  • Bench-Top Belt Sander
  • Bandsaw Wood-Metal
  • 1/4 inch Drain Snake

    Basic Qualifications:
  • Minimum three (3) years work experience in general maintenance.
  • N/A
    License, Certification, Registration
  • Valid California Driver's License

    Additional Requirements:
  • Able to sit, stand, stoop, climb, lift, carry, push and pull
  • Able to lift 50 lbs.
  • Use of hand tools, battery operated tools, and electrical power tools
  • Experience with computers and computer applications
  • Good Communication Skills - Written and Verbal
  • Ability to follow Instructions
