Senior Maintenance Services Consultant at Kaiser Permanente

Description: Responsible for managing a range of facilities maintenance initiatives across the Kaiser Permanente portfolio. With more than 1,000 buildings and 78 million square feet and growing, Kaiser Permanente facilities require hundreds of millions of dollars of both preventative and reactive maintenance. Much of that work is handled at the local level but requires guidance and management from Facilities Operations, particularly as it relates to overseeing national vendor contracts and setting KP-wide maintenance policies and standards. Some specific functions include, but are not limited to:

  • Improving the systems needed to ensure key equipment is maintained, in particular uninterruptible power supplies (UPS). This position will manage two national vendors doing UPS preventative maintenance and will work to ensure 100% of UPS systems owned by KP are maintained properly. Other types of equipment may be require focus, such as automatic transfer switches (ATS), which ensure the smooth transition to emergency backup power when grid electricity is suddenly not available to a hospital.

  • Oversee other national vendors, such as Otis for elevators and Grainger for handling the inventory of Maintenance, Repair and Operations (MRO) materials. Managing vendors includes generally overseeing their work, identifying opportunities for improvement, surveying KP sites that use these services, handling complaints and quality issues, ensuring adherence to KPIs and renegotiating contracts when required. Also partner with procurement to identify other national and regional contracting opportunities that will reduce cost and improve vendor performance.

  • Management of policy initiatives designed to set maintenance standards for Kaiser Permanente facilities. Specifically, this position will organize, set agendas and moderate meetings of the Facilities Maintenance Operations Standards (FMOS) committee made up of key KP stakeholders. FMOS sets policies on everything from ladder safety to water quality management plans. FMOS recommendations are approved by the Environmental Compliance Committee (ECC) and are then required to be implemented by KP facilities.

  • Oversee the Maintenance Procedure Team, c omprised of local practitioners of plant engineering from all KP regions and responsible for detailing preventive maintenance (PM) procedures.

  • Help with other Facilities Operations initiatives as necessary, including roll out of a new Computerized Management Maintenance System (CMMS), which currently handles at least three million maintenance requests per year, and efforts to reduce the vulnerability of FacOps-related equipment (eg: building management systems) from cyberattacks.

  • Build and maintain relationships with key partners in the regional and national Facility Operations community; facilitate on-going and two-way communications.

    Basic Qualifications:
  • Minimum ten (10) years of progressively responsible management experience in one of the following: energy management, environmental services, maintenance and/or biomedical engineering.
  • Minimum five (5) years of experience in developing project scope for projects and the use of return on investment analysis for project justifications.
  • Bachelor's degree, OR four (4) years of experience in engineering, business administration, management engineering or other related discipline.
  • High School Diploma or General Education Development (GED) required.

  • Extensive knowledge in one of the following: energy management, environmental services, maintenance and/or biomedical engineering in a health care setting.
  • In depth knowledge of health facilities.
  • Proficient in a variety of software applications including ability to develop, maintain databases.
  • Must be able to work in a Labor/Management Partnership environment.
